Position: Master Tradesman
Department: Engineering Building Maintenance
Employment Status: Permanent FullTime NonExempt
Schedule: MondayThursday: 6:00 AM 4:30 PM
Compensation: Grade 6; Salary range begins at $20.37/hour.
Position Introduction
Works under the supervision of the Superintendent II (Facilities) and Deputy Engineering and Public Works Director and is reviewed for compliance with established procedures. Employee is responsible for completing routine building maintenance tasks for City facilities including frame and finish carpentry electrical plumbing masonry construction heating ventilation and air conditioning (HVAC) general maintenance repair etc. Master tradesman also responsible to perform repair and maintenance of City owned and operated traffic lights and controls. Performs general cleaning and other tasks as assigned.
ESSENTIAL DUTIES KNOWLEDGE SKILLS ABILITIES
Essential Duties
Completes building and facility maintenance repairs and preventative maintenance including performing work related to indoor construction masonry plumbing electrical heating venting air conditioning etc.
Renovation and installations including Painting remodeling and refurbishing areas as needed.
Repair maintain/monitor all equipment and amenities.
Performing quality checks and repairs on HVAC air conditioning plumbing and electrical systems.
Testing and recommending new maintenance products.
Change of all filters for HVAC as required.
Prepare rooms for necessary tasks including removing or rearranging furniture.
Change light bulbs interior and exterior as needed.
Participate in oncall services for emergency building maintenance needs.
Maintain exterior property including snow removal.
Responding to building complaints in a timely professional and courteous manner.
Act as an Onsite representative to subcontractors
Oversees daily repair and maintenance of City owned and operated traffic signals to ensure worker safety and the safe and efficient flow of traffic throughout the city.
Ensures proper traffic control is used when on and near roadways
Requires the ability to understand and act on oral and written instructions. Skilled at communicating effectively with coworkers and supervisors both orally and written.
Be an active partner in training Junior Staff.
Works with other City departments and officials in order to coordinate and respond to maintenance needs.
Promotes an image of professional courteous service as a representative of the City of Morgantown.
Performs related work and duties as needed or assigned by supervisor.
Skills/Abilities
Requires the ability to read and understand building plans blueprints electrical schematics and HVAC plans.
Requires the ability to communicate effectively with subordinates and supervisors.
WORKING CONDITIONS & PHYSICAL REQUIREMENTS
Employees daily activities include walking standing and performing duties requiring use of arms hands or fingers in handling or manipulating objects operating equipment tools and instruments requiring fine eyehand coordination; other daily activities require a good deal of repeated bending crouching stooping stretching or crawling. Employee performs duties which require climbing or working from ladders and scaffolding. Daily operations require lifting of objects weighing as much as fiftyone 51 pounds.
Employee spends an average of six 6 to seven 7 hours per day working indoors and outdoors. Daily conditions encountered are noise dirt odors dust fumes vibration etc. Other conditions vary with seasons.
Hazardous conditions encountered daily include elevated workplaces mechanical hazards electrical hazards traffic hazards and those hazards associated with the use of small and medium sized handheld and powered tools and equipment. Hazardous conditions occasionally encountered include fire hazards and working around potentially explosive materials.
USE OF TECHNOLOGY & EQUIPMENT
Office equipment used on a regular basis includes a telephone calculator fuel system scanner/copier and computer. Equipment and tools occasionally used includes numerous handheld and powerdriven tools used in all aspects of building and grounds maintenance and signals.
MINIMUM REQUIREMENTS
Education:
High school diploma or equivalent (GED).
Certification/License:
Valid state of West Virginia drivers license
Experience:
Requires training and five 5 experience with general indoor construction masonry plumbing electrical heating venting air conditioning.
Experience in electronics or the electrical field is helpful for traffic signal repair work.
PREFERRED QUALIFICATIONS
Possession of a Journeyman or Master Electrician card and/or HVAC license.
Possession of a Universal License for Freon.
Training in traffic signal maintenance.
