Yellowstone Clubs Vertical Development department is currently seeking candidates for a Residential Project Manager. This is a fulltime yearround position located in Big Sky Montana.

The purpose of the Residential Project Manager is to assist in the daily operations of Residential Projects for the Vertical Development department.

Supervisory Responsibilities:

Directly or indirectly supervises employees and/or supervisors; carries out supervisory responsibilities in accordance with the Clubs policies procedures and applicable laws; responsibilities include but are not limited to: interviewing hiring and training employees; planning assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Major Responsibilities:

• Ensure that each member and guest receive outstanding guest service in a guest friendly environment which includes greeting and acknowledging every member and guest maintaining outstanding service standards solid product knowledge and all other components of guest service.
• Empowered to guarantee total guest satisfaction display hospitality and professionalism to our guests always take pride in representing The Yellowstone Club professionally with our members and guests and assure that all transactions with guests are handled in a legal and ethical manner.
• Understand and apply all property safety and security procedures to maintain a secure and safe environment for employees members and guests at all times. In the event of an accident or emergency seek medical attention if necessary and contact the General Manager or Human Resources immediately.
• Maintain a favorable working relationship with all company employees to foster and promote a positive working environment.

• Collaborate with design professionals contractors and owners to coordinate the construction of high quality/high value residential projects
• Manage specified construction work in accordance with engineer/architects plans county/state regulations and other specifications in all facets of construction. Including: Requests for information submittals change orders inspection completion and project punch.
• Monitor construction activities to verify schedules and materials.
• Work with Owners and General Contractors to ensure quality cost and schedule.
• Estimates costs of materials labor and use of equipment required to fulfill provisions of contracts.
• Create and communicate change orders to capture additional costs through owner requests and construction/material changes
• Consult with engineering personnel relative to modification of plans & project scope to improve overall project design.
• Study specifications and perform field inspections of construction activity to verify compliance with the contract documents
• Track project cost as related to the general contractor and owner budgets
• Confer with contractors to negotiate terms of contracts.
• Review and verify pay applications and owner draws
• Understand and manage construction budgets between Contractors and Owners
• Order procurement of equipment and materials to be delivered at specified times to conform to work schedules.
• Confer with supervisory personnel and subcontractors engaged in planning and executing work procedures interpreting specifications and coordinating various phases of construction to prevent delays.
• Inspect work in progress to ensure that work conforms to specifications and that construction schedules are adhered to.

• Perform all duties and responsibilities in a timely and efficient manner in accordance with established Club policies procedures and standards of service to achieve the overall objectives of this position.

• Confer with upper management to establish production goals develop budget and cost controls and obtain data regarding types quantities specifications and delivery dates of products ordered.
• Working with and reporting to Director of Construction.
• Confer with supervisory and engineering personnel and inspectors and contractors to resolve construction problems and improve construction methods.
• Prepare or receives from subordinates reports on progress materials used and costs to adjust work schedules as indicated by reports.
• Review submittals for compliance with the contract documents.
• Prepare detailed weekly and monthly reports as required.
• Manage project closeout procedure including owner training collection of asbuilds attic stock and warranty documents.
• Prepare or receive from subordinates reports on progress materials used costs and adjust work schedules as indicated by reports.
• Contribute to a positive work environment and ensure teamwork within project organization utilizing the resources needed to drive quality and value to our clients
• Represent the Company through professionalism consideration and discretion in all interactions.

Experience/Education Required

Bachelors Degree in Construction or Civil Engineering; or equivalent work experience; Minimum 5 years of project management experience for complex commercial and residential vertical construction projects or large scale master planned developments; 5 years experience supervising construction projects of increasing complexity and value.

Experience/Education Preferred

Masters Degree in Construction or Civil Engineering.

Valid State Drivers License

Computer Skills

Strong computer skills and be able to use applicable construction management software.

Language Ability

Able to speak clearly and effectively with Members guests coworkers vendors and other Yellowstone Club departments. Able to write clearly and legibly.

Math Ability

Able to perform basic math calculations.

Reasoning Ability

Ability to solve basic problems and/or know when it is necessary to get a manager to assist in problem solving.

Work Environment
