Land Acquisition Manager/Specialist (Residential)

Main Responsibilities:
- Identify and Evaluate Land Opportunities: Source and assess potential land plots for residential development in Polands main cities.
- Acquisition and Negotiation: Lead endtoend land acquisition processes including preparing and submitting offers negotiating favorable terms and securing properties for residential projects.
- Permit Management: Manage the process of obtaining all required permits including conducting formal legal land status assessments and ensuring compliance with local regulations and standards.
- Market Analysis and Preliminary Land Evaluation: Conduct thorough competitive market research and land analysis prepare architectural concepts project maps and preliminary budgets to inform strategic decisions.
- Due Diligence: Coordinate the complete due diligence process covering technical environmental legal tax and administrative aspects with the support of external advisors.
- Relationship Building: Build and maintain a strong network of land brokers local authorities external advisors and industry professionals to support growth efforts.
- CRM System Updates: Maintain uptodate records in the CRM system for comprehensive land acquisition tracking and prospecting activities.
- Budget and Schedule Optimization: Prepare and optimize budgets and timelines up to the final purchase agreement.
Requirements:
- Masters degree in Engineering Urban Planning or a related field from a toptier Polish university.
- 310 years of proven experience in land acquisition and development particularly within residential real estate.
- Ability to adapt to a startuplike environment demonstrating maturity and a proactive handson approach.
- Comfortable taking full responsibility for projects with a high level of commitment.
- Strong motivation for business development with enthusiasm and a positive mindset to work in a growing company.
- Strong focus on achieving targets and being highly organized.
- Excellent communication representation and negotiation skills with the ability to influence stakeholders effectively.
- Strong understanding of the Polish real estate market and local regulatory landscape.
- Fluent in Polish and communicative English.
- Valid drivers license and willingness to travel as needed.
