Summary
The Project Manager works within the Industrial Development Department and is responsible for advocating the best interests of Crawford Hoying while overseeing construction projects through each phase of development. An indepth understanding of construction practices and an ability to quickly assess structures to ensure that specifications are being met is essential to this role. This individual must have experience managing complex projects that exceed $30M as well as understanding how projects are financed and budgeted. A keen ability to problemsolve is a must. There is frequent traveling to projects with weekly overnight travel in state and out of state in this role
Job Responsibilities (responsibilities may include but are not limited to the following)
Project Management and Construction Oversight
oRead and interpret plans and specifications for suitability quality safety and building code compliance
oConsult with engineers architects and owners on design problems and change orders
oEvaluate alternative methods of construction for cost efficiency and quality
oInspect the quality of contractors work
oCoordinate with contractor on workflow and priorities
oUnderstand basic concepts and methods used by subcontractors
oEvaluate/coordinate with contractor on schedules and keep development team updated
oProvide input to the contractor subcontractors and others in approved methods of construction
oLead project teams by example and motivate them to top performance
oHold contractor accountable for proper onsite safety measures
oEstablish quality control standards and supervise their implementation
oServe as liaison between builder project team and owner
oCommunicate the plans and wishes of owner to contractor employees architects and others
oSolve problems and when necessary work with the project team to complete required tasks
oMake quick accurate decisions and take responsibility for decisions
oNotify contractor of owner changes far enough in advance to ensure that materials are delivered and that subcontractors arrive on schedule
oTrack costs and take responsibility for monthly budget and other records
oOrganize project files and standard operating procedures
oExecute RFPs related to the design build
oProvide support to the Commercial Leasing team including tenant RFP responses tenant tours
oProvide support to the Property Management team as needed
General
oRespond to and collaborate with peers in a timely and supportive manner
oEffectively interact with inhouse departments
oBuild relationships with partners and others in the industry by getting involved with industry organizations
oAttend seminars and training sessions
oStay informed of the latest trends of the construction industry by reading articles talking with material suppliers and getting involved in trade associations
oMaintain a high degree of integrity and loyalty toward the company and its customers
oMaintain a good cooperative relationship with the company architects engineers contractors employees materials suppliers customers and the general public
oWork on special projects and perform other duties as assigned

Preferred Knowledge Skills Education and Experience
7 years minimum of construction project management and architectural experience
Proven ability to lead $30M complex construction projects
Proficiency with Microsoft Office products
Ability to read plans and perform basic drafting (including AutoCAD Revit Bluebeam)
Bachelors degree in Architecture Building Science Engineering Construction Management or a related field
PMP or an equivalent certification preferred
LEED certification preferred
Drivers license
Work Environment
The Project Manager interfaces with external and internal customers on a regular basis. This employee regularly works outside and is occasionally exposed to extreme cold and extreme heat. The core hours for this position are 8:00 am to 5:00 pm Monday through Friday but the hours may vary depending on the project. Weekly travel in state and out of state is required.
Physical Requirements
This employees physical condition and performance must be sufficient for the consistent and successful completion of the responsibilities and professional standards defined for this position. This position frequently requires standing walking sitting reaching with hands and arms and lifting up to twentyfive pounds. The Project Manager is often required to drive during the course of the day.
