Standard policies and procedures Performs both routine and complex inspection Installation of airconditioning systems and refrigeration equipment Use of manuals specifications blueprints plant layouts schematic writing and pneumatic drawings Incumbent inspects repairs and maintains the Energy Management System (EMS) and related HVAC equipment Regularly directs the work of other employees.
Principal Duties and Responsibilities:
Air quality response and documentation.
Fume Hood certification Installation & programming of isolation rms. using Automation Systems.
Provide annual P.M. reports for all operating rooms to ensure proper air changes & air quality.
Secure all building systems related to ongoing construction Performs PM and winterization on HVAC systems.
Projects drain down of chilled water and hot water systems isolating ventilation systems. Proper notification & scheduling prior to shut down.
Trace building systems for new construction engineering & planning.
Update existing building prints with new construction systems.
Calculate heat loads & design of new equipment.
Check and certify animal farm facilities on regular basis. Equipment related to water treatment.
Training & development of DDC systems (hardware & software) Assist outside contractors with installation of computer equipment Maintenance of chillers including bearing inspections oil changes filter changes & maintenance of pressure switches and valves.
Retrofitting existing refrigeration equipment to meet EPA standards.
Recover refrigerant from all equipment that needs to be serviced.
All mechanics must have Universal Certification from EPA.
Assist in coordinating Hospital projects with inside & outside contractors.
Department is maintaining level 3 license for Waste Water Treatment systems.
Understand multistage ultralow temp. freezers water jacket incubators & other specialized scientific refrigeration equipment.
Scan & modify Honeywell & Andover Automation Systems to provide the daily needs of Hospital patients & staff. Installation and response of D.D.C. systems including: programming alarms graphics & software.
Responds to problems of all trades such as carpentry locksmith electrical and plumbing as needed Performs special projects and other duties as assigned.
Knowledge Skills and Abilities Required Completion of a one to two year formal training program in heating ventilation and refrigeration or its equivalent
Be capable of using and understanding computers and perform work orders on iPad.
Minimum of seven years related experience.
Ability to read blue prints and schematic drawings.
General knowledge of brazing soldering and welding.
Analytical ability to:
a) evaluate data obtained from test equipment
b) perform routine calculations and design specifications
c) identify the cause of a problem
d) to determine a solution in large complex air conditioning refrigeration and air handling systems
e) and to provide cost estimates for new systems or replacements.
Ability to install complete air conditioning refrigerant piping system including coordination with trades personnel.
Possession of a Massachusetts State License in HVAC.
Possession of EPA Universal Certification.
Interpersonal skills to: a) provide direction to other employees while working together on a project b) communicate information about work to other trades personnel.
Physical ability to climb ladders frequently and walk or stand very frequently. Occasionally (less than 15 of the time) must exert effort to lift over seventy pounds.
Working Conditions Compliance with the Hospital and department rules on uniforms in addition to the Buildings & Grounds policy and procedure manual.
The use of safety equipment such as: respirators safety glasses safety shoes etc. on specific job assignments. a) Pass respirator clearance exam b) along with compliance with Hospitals universal precaution rules.
Occasional exposure to minor hazards from soldering and brazing and to low level radiation and biohazard in working with air flow problems; however attention to safety precautions minimizes risks.
Understand and practice patient confidentiality (HIPPA) Understand and practice infection control through proper dust containment.
Understand the use of the environmental containment booths.
Is subject to call any time for emergencies due to increment weather special project or plant failure.
Works throughout the Hospital including roofs and equipment areas where there is occasionally exposure to extreme dust dirt heat noise and occasionally outside elements.
Some overtime will be required.
Provide own hand tools.
Supervisory Responsibility May supervise one or more employees. Fiscal Responsibilities Complete daily work orders via IPAD for chargeback purposes.
