GENERAL SUMMARY/OVERVIEW STATEMENT
Reports directly to the Operations Manager. Responsibilities encompass coordination and supervision of routine operations of the CNY Danvers and satellites; staffing training and direct supervision of subordinate workers; assigning and coordinating work to meet hospital needs as well as departmental goals and objectives; making recommendations in regard to feasibility and costs and procuring materials for major work assignments and projects; establishing and maintaining a working inventory of supplies and equipment for the section; overseeing all work done in order to control cost effectiveness and to ensure compliance with State and local codes; insuring that work spaces are consistently maintained in a clean functional and safe condition; ensuring that safety precautions and work rules are adhered to in the shop; recordkeeping and submission of reports as required by the Department.
PRINCIPAL DUTIES & RESPONSIBILITIES
1 Overall scope of running the shops includes: time keeping evaluations corrective action training and recommendation of hiring and discharging of employees.
2 Keep up to date with current codes and regulations; participate in selection of contracts.
3 Work closely with Hospital Engineering and Planning to upgrade the facilities and oversees the work of outside vendors.
4 Liaison between hospital and Building Owner contractor(s) such as Elevator Company Fire Alarm Company etc.
5 Facilitates the running of emergency power testing fire alarm systems in order to be in compliance with regulations.
6 Oversees the operation and maintenance of the automation control system and energy management systems seasonal startups and/or shutdowns of HVAC refrigeration systems. .
7 Must be on call 24 hrs a day seven days a week.
8 Establishes priorities and oversees all major repairs to the mechanical systems.
9 Responsible for the implementation and preventive maintenance on all related mechanical equipment. And responds to emergency situations as necessary.
10 A) Visits all work sites regularly to ensure work is progressing satisfactorily B) provides technical assistance as necessary C) ensures compliance with appropriate codes and D) inspects all completed work.
11 Estimates cost for equipment supplies and so forth to complete department projects.
12 Prepares design plans for review by requester departments relative to work order (project) system. Reviews these plans with requester relative to design scope costing and scheduling.
13 A) Reviews the design of outside engineering and architectural consultants relative to the feasibility and impact on existing hospital mechanical and/or electrical systems B) Make recommendations based on design review.
14 Ensure compliance with all codes and regulations (i.e. building codes NFPA 21 fire codes and other Federal and State agency codes).
15 Oversee and implement all system shutdowns for the construction department relative to new construction and renovations.
16 Responsible for the renewal upgrading or replacement of all HVAC plumbing and electrical equipment.
17 Responsible for overseeing the chemical treatment of all open and closed hydronic system.
18 Maintain equitable overtimeworked records.
19 Is subject to call at any time for emergency to the facility. Must know the facility emergency procedures regarding disaster fire and power failures and be able to assist in accordance with established facility practice and special training.
20 Perform other duties as assigned.
SUPERVISORY RESPONSIBILITY
Supervises licensed nonlicensed and nonexempt personnel.
SKILLS AND ABILITIES REQUIRED
1 Requires interpersonal skills necessary to effectively manage a maintenance staff and maintain productive working relationships with other groups in and outside the department. Must be able to clearly explain complex issues to hospital personnel outside the department such as the various regulatory agencies.
2 Requires analytical skills to evaluate HVAC/refrigeration systems electric systems plumbing system and structural to develop appropriate solutions to problems.
3 Must be able to read and interpret blueprints diagrams and equipment specifications.
4 Works unsupervised and refers to higher management on matters of exception for clarification of policies and procedures.
WORK CONDITIONS
1 Works throughout the MGH campus including roofs and equipment areas where there is exposure to dust dirt heat noise.
2 Occasional exposure to hazards from soldering and braising and to radiation and biohazards in working with air flow problems however attention to safety precautions minimizes risks.
3 Compliance with the Hospital Policy and Procedure manual in addition to the Buildings & Grounds policy and procedure manual.
4 The use of safety equipment such as: respirators safety glasses safety shoes etc. on specific job assignments.
5 a) Pass respirator clearance exam b) along with compliance with Hospitals universal precaution rules.
6 Understand and practice patient confidentiality (HIPPA)
7 Understand and practice infection control through proper dust containment. Understand the use of the environmental containment booths.
QUALIFICATIONS
1 Completion of a high school or equivalent G.E.D
2 If the applicant is an Electrician or Plumber possession of a valid Master License in one of the MEP trades in the Commonwealth of Massachusetts HOWEVER if in the HVAC profession a Massachusetts State Refrigeration license is required.
3 Requires 810 years; management experience required 5 years.
4 Must be respirator qualified. Occasionally (less than 15 of the time) must exert effort to lift over seventy pounds.
5 Experienced and comfortable with the use of computers along with a positive attitude when working with staff and hospital vendors.
6 Must be able to understand & interpret codes & regulations.
7 Must be able to interact effectively with the hospital multidisciplinary community and convey ideas and information which is easily understood by all.
Full-Time
