Under the general supervision of the Director of Facilities Management perform the function of administering and directing an effective program of maintaining the physical plant and its equipment in the highest possible standards. Procure and/or generate all utilities and their distribution systems. Coordinate these activities with all other departments to insure a safe and efficient environment. Establishes and administers an effective preventive maintenance program.Analyzes costs and work schedules.Sets priorities and expedites operations and repairs. Insures that all records are kept current as changes are made to equipment. Periodically inspects all buildings equipment and utility systems to determine need for alterations and repairs. Reviews and is responsible for record keeping activities as required by regulatory agencies. Maintains and assures that all controls logs operating records test and inspections are current and up to date. Maintains the highest level of productivity with personnel. Recommends new methods and procedures for work standards and performance to increase productivity. Encourages all personnel responsible to him to grow through training education evaluations and review. Interviews all applicants to develop a stable and competent work force.Keeps abreast of current requirements of regulatory agencies. Prepares reports as necessary. Responsibilities include the following: Prepare review and control departmental budget; develop short and longrange goals consistent with hospital objectives; promote employee satisfaction and well being; develop a thorough knowledge and understanding of the physical plant. Processes all maintenance requisitions and requests for work. Assigns work to tradesmen after establishing priorities.Evaluates reviews and gives initial approval to all requests for materials supplies and equipment as governed by budgetary responsibilities. Reviews construction drawings of new and renovation projects makes recommendations for improvement addition or deletion.Reviews job descriptions annually.Performs annual employee evaluations.Responsible for union and nonunion employee.Performs other duties as assigned.
Skills Required: Requires extensive knowledge of physical plant including power plant HVAC electrical distribution plumbing systems and building maintenance. Requires excellent supervisory and management skills.
ExperienceRequired:57 years experience in Plant Operations Maintenance Management. Education Preferred: Bachelors Degree
