POSITION OVERVIEW
The Development Risk Manager and Corporate Insurance Manager will work independently under the supervision of VP and Corporate Counsel to manage and coordinate the Development Departments risk management activities for predevelopment and construction period risks and exposures. This role will focus on insurance procurement for new developments/pipeline handle insurance claims during the development and construction process develop risk management best practices for development and construction risks support vendor/consultant risk management and contract negotiations and monitor and respond to lien claims. Additionally the manager will oversee MidPens Corporate Insurance Portfolio which includes managing and administering the corporate insurance portfolio and relationships with insurance brokers and carriers directing the review and renewal of existing insurance policies and programs and evaluating the need for and effectiveness of potential new insurance policies and programs to address corporate risk. The Development Risk Manager and Corporate Insurance Manager is expected to solve problems using judgment based on knowledge of existing insurance markets laws management policies and departmental practices and procedures.
This is a hybrid position based on current MidPen policy of working Tuesdays and Thursdays in the Foster City Office. Monday Wednesday and Friday option to work from home or the office. When working from home requires a reliable internet connection.
ESSENTIAL DUTIES
Insurance Procurement for Development Pipeline
- Works with Legal Department Insurance Brokers and outside counsel as necessary to secure Builders Risk General Liability Environmental Earthquake and Flood insurance coverage for Development pipeline projects
- Determines appropriate scope and levels of insurance coverage for pipeline projects
- Determine if there are any gaps in coverage and advise on additional products for Development Projects
- Conduct risk assessments for Development projects and pipeline considering various factors such as project scope location environmental conditions and contractual obligations
- Analysis of exposure and data related to all submissions & quotations from the insurance marketplace
- Provide analysis of loss history trends for MidPen and GCs and how they apply to the current market conditions and impact insurance premiums for Pipeline projects
- Manages collaboration between Development and Legal Department to evaluate and recommend selection of insurance policies for pipeline projects
- Preliminary estimates for insurance costs for pipeline projects
- Completes procurement of insurance policies for pipeline projects within project deadlines
- In coordination with project teams and Legal Department prepares insurance applications necessary to secure necessary insurance policies
- Review all policies and quotations
- Tracks and reports project insurance procurement status coverage amounts timing and renewal needs with project teams

- Implement monthly calls with project team and broker for larger projects to ensure greater communication
- Assists Project Teams in review and negotiation on financing/land partner insurance requirements
- Collaborates with Legal Department and Development Leadership to identify evaluate and implement new insurance programs/policies for pipelines projects (e.g. Owner Controlled Insurance Programs)
- Updates perm estimates on an annual basis for project team to update their budgets
- Develops and provides insurance related training and education to Development project teams
- Assist in implementing insurance checklists for Development team to gather necessary insurance exposure information in a single format
- Assist in guiding Development team in creation of insurance guidelines
- Develop and implement streamline process flow for Development Pipeline Insurance Procurement
- Assist Development Teams to identify and mitigate potential risks for construction projects including safety hazards
- Conduct thorough risk assessments considering various factors such as project scope location environmental conditions and contractual obligations
- Collaborate with project managers contractors and subcontractors to implement risk mitigation measures
- Ensure appropriate safety protocols are in place and followed throughout the construction process
- Monitor and assess project to identify any emerging risks and take proactive measures to address them promptly
- Support the Development team education and provide understanding of process flow as well as insurance jargon
Insurance Claims During Development & Construction Period
- Manages insurance claims for Pipeline Projects on behalf of project team (e.g. Builders Risk Pollution General Liability)
- Collaborates with Project Managers Corporate Counsel and Insurance Adjusters
Development Department Risk Management
- Manages collaboration between Development Department and Legal Department to establish and maintain policies and procedures to identify and address risks in the design and development of Pipeline Projects
- Reviews all binders and policies for accuracy
- Reviews and assesses risk management policies and protocols; makes recommendations and implements modifications and improvements
Vendor/Consultant Risk Management/Contract Negotiation
- Collaborates with Development project teams to evaluate risk profiles of General Contractors and Subcontractors
- Reviews and advises project teams on General Contractor/Subcontractors loss runs and claims history documents
- Reviews and evaluates General Contractor and Subcontractors insurance documents (COIs) for compliance with MidPen requirements
- Manages contract templates including standard insurance requirements version control and critical terms specific to insurancerelated risk
- Under direction of Corporate Counsel assists project teams with contract negotiations with General Contractors/Subcontractors regarding insurance requirements/indemnity and risk management
- Identifies and evaluates potential risk exposures and mitigations based on industry trends
- Recommends solutions for consideration by the Development Leadership Team
Lien Monitoring & Response
- Manages and performs process for tracking conditional and unconditional lien releases and work with project teams to mitigate lien risk
- Records and manages notifications of Notice of Completion filing
- Coordinates with Associate Corporate Counsel & Development Project teams for resolution of any lien claims
Management of Corporate Insurance Portfolio
- Independently manages and administers the corporate insurance portfolio and relationships with insurance brokers under the supervision of the Corporate Counsel
- Administers all insurance policies and programs throughout policy year including all captive insurance company matters and all outside insurance vendors/brokers
- Manages and works directly and independently with Brokers regarding services related issues and annual insurance renewals audits and inspections
- Analysis of exposure and data related to all submissions & quotations from the insurance marketplace
- Provide analysis of loss history and trends and how they apply to the current market conditions
- Review the existing portfolio to determine if there are any gaps in coverage and advise on additional products for MidPen
- Stays current with and evaluates new insurance options for presentation to and consideration by Corporate Counsel and the MidPen S Team
- Review all policies and quotations (annual and project specific)
- Reviews all binders and policies for accuracy
- Manages coordinates administers and negotiates insurance claims (excluding property casualty and workers compensation) under the supervision of Corporate Counsel
- Coordinates with Development and Asset Management staff for additions and changes to existing insurance portfolio
- Maintains and provides all insurance certificates for all programs
- Ensures timely maintenance of insurance binders
- Manages and administers Broker/Carrier provided training programs
- Provides periodic insurance program training to departmental management and staff
- Assist the Property Management Risk Manager and Property Management Leadership in developing risk mitigation policies procedures training and programs to address and reduce Property Management liability exposure and claims related to property and personal injury matters
- Performs other duties as assigned
QUALIFICATIONS

Education and Experience
- Bachelors degree in Risk Management Finance or related field or an AA degree and four years relevant work experience or an equivalent combination of education and experience
- At least two years of related experience
- Familiarity with real estate development and construction preferred
