Job Description
This position supports backup maintenance at multiple residential and commercial sites and provides large project supervision as directed by the corporate property management staff. May also assist in developing systems and preventative maintenance programs on a corporatewide basis.
Responsible for providing roving maintenance services for a variety of commercial residential and lodging properties.
Executes and documents the preventive maintenance program for tenants resident apartments common areas and equipment.
Maintains property appearance upkeep/curb appeal to ensure competitiveness within the industry and attract future tenants/residents by providing a welcoming environment to current tenants/residents.
Complete work orders and other maintenance needs on a timely basis.
May provide supervision to other maintenance staff as delegated by the Field Supervisor or Department Manager.
Provide quick response to emergency afterhour calls as necessary.
Responsible for assisting in the management of maintenance expenses to maximize profitability. Responsible for assisting in the effective labor management through proper scheduling monitoring and adjusting based on business needs.
Follows CSM procurement guidelines and applies good business judgment.
Safeguards supplies and seeks cost efficient purchasing strategies.
Conducts and proactively researches and proposes preventative maintenance programs to maintain company assets and to stay within budget guidelines and prolong the life of company resources.
Ensure that the residential and commercial properties meet or exceed company standards for resident/tenant/guest satisfaction.
Be available for on call emergencies per managers request.
Conducts routine inspections of the commercial or residential property and grounds to maintain standards per CSM local state and federal regulations including AWAIR program.
Operates all equipment following safe and proper procedures.
Follows all CSM procedures for resident/tenant incidents.
Knowledgeable of property emergency procedures.
Ensures a clean and safe work environment.
Responsible for effective self/workload management.
Demonstrates clear written and verbal communication skills.
Promotes collaboration and positive professional work environment.
Attends all meetings to ensure proper communication/planning occurs.
Adheres to all CSM Standard Operating Procedures.
Competencies/Skills Required: 5 years of commercial and residential experience with 12 years of supervisory experience preferred. Must be detail oriented have ability to communicate well with all levels within and outside the organization general computer experience and be able to problemsolve with employees and residents. Must be able to manage multiple priorities in a fastpaced environment.
Education: High school diploma or GED required. CRMT CPO HVAC EPA boiler plumbing electrical appliance repair certification desired or the ability to obtain certification based on policy guidelines.
