Summary of the Position:
The General Manager reports to the Regional General Manager and is responsible for providing functional leadership to a class A commercial property at 300 Park Avenue in New York City. You will lead and manage the Property Management team with the goal of providing the highest quality service experience to establish and foster longterm customer relationships. You will work with key Senior Management stakeholders to develop and execute asset plans aligned with the overall investment strategy.
The successful candidate will bring a hospitality mindset a wealth of operational and financial expertise and the ability to successfully lead a matrixed team.
Key Responsibilities/ Leadership:
Lead the Property Management and Maintenance teams to provide a bestinclass customerfocused experience throughout the property.
Manage customer relationships including hospitality initiatives and traditional operations management.
Understand business needs and leverage our platform to solve real estate challenges.
Coordinate unique ZO. event programming with a focus on creating and maintaining a community atmosphere.
Partner with Asset Management on various projects as determined by regional leaders and/or Managing Director.
Responsible for the relationship between Owner and Property Management Agreement(s).
Collaborate with the Leasing Team on all aspects inclusive of marketing relationship management and advertising campaigns.
Responsible for City agency registrations and maintaining DOB HPD DOL and 3rd party relations.
Lead a crossfunctional team to ensure all corporate objectives policies and standards are met.
Develop direct reports through mentoring. Identify growth potential and set objectives to achieve career advancement.
Operations:
Develop the annual operating budget and capital plan and present to internal stakeholders and partners.
Budget management and financial reporting for profit and loss variances quarterly reforecasting and investor reports.
Oversee management of thirdparty maintenance contractors to ensure compliance with contractual obligations.
Facilitate prebuilt landlordbuilt customerbuilt projects and drawing reviews.
Supervise all base building capital and major repair and maintenance projects; track and manage finances for projects.
Assist the Design & Construction team with building projects and customer communications.
Skills & Qualifications:
About You:
7 years of experience in a similar role within real estate or facilities management industry
Bachelors degree required.
Financial management and business operations experience required
Proficient in Microsoft Office or equivalent
Ability to travel between floors and buildings in order to effectively communicate with the team and customers

The base compensation range for this role is 175000 to $225000. This role is also eligible for a discretionary annual bonus as well as access to our comprehensive medical dental and vision insurance life and disability insurance 401(k) plan (with matching contributions) wellness benefits and all other benefits afforded to fulltime Tishman Speyer employees.This base range reflects a number of factors including but not limited to relevant experience skill sets and/or licensure required of an individual in this particular role. The base range is also specific to members of Tishman Speyers New York team as weve considered factors specific to this geography.
