The Regional Portfolio Manager plays a pivotal role withinInospaces Property department reporting directly to the Group PortfolioManager. This role oversees and manages the operational efficiency teamproductivity and strategic alignment of the regions property functions.
GeneralOperations Management
Directly oversee regional operations in partnershipwith the Group Portfolio Manager implementing and managing standard operatingprocedures client relationships and business optimization strategies.
Monitor performance metrics establishcorrective measures as needed and prepare detailed reports for current andfuture forecasting.
Build and maintain trusted relationships withkey customers clients partners and stakeholders.
Collaborate in marketing operations and analyzeinternal operations to identify areas of process enhancement.
Develop actionable business strategies andplans aligned with shortterm and longterm objectives set by the business.
Oversee maintenance repairs and improvementsacross all sites to maintain the value of the properties.
PortfolioManagement Oversight and Management of Portfolio Managers:
Regularly visit properties to ensureeffective park management and client satisfaction.
Assist Portfolio Managers in meetingclients and addressing propertyrelated issues.
Supervise property operationsensuring compliance with building codes regulations and insurancerequirements.
Manage leasing vacancy schedulesmaintenance requirements and annual business plans.
Ensure seamless onboarding andoffboarding of any clients.
Provide valueadded support to PortfolioManagers and act as a liaison between leasing finance and marketing teams.
FinancialManagement:
Manageoperational expenditure control budgets and ensure compliance with financialregulations.
Review andsign off on all expenditure invoices quotes and required documentation forbuildings.
Overseebuilding project management budgets monthly and annual park budgets andvariance analyses.
Identifyopportunities to improve revenue streams and operational efficiencies.
Takeultimate responsibility for arrears management and review billings in theregion with Portfolio Managers.
Client Relationsand Customer Service
Serve as the primary point of contactfor Client queries and concerns.
Build and maintain trusted relationshipswith key customers clients partners and stakeholders.
Foster strong relationships withclients to enhance retention and satisfaction.
Conduct regular client engagementinitiatives to ensure a highquality experience (including networking events)
Team Leadershipand Performance Management
Lead mentor and develop theJohannesburg team ensuring alignment with company goals.
Regularly visit properties to ensureeffective management and client satisfaction.
Conduct performance reviews andprovide training opportunities for team members.
Foster a culture of accountabilityefficiency and excellence.
Assist Portfolio Managers in meetingclients and addressing propertyrelated issues
Health &Safety Compliance
Ensure all properties comply withhealth safety and environmental regulations.
Conduct regular audits and riskassessments.
Implement best practices to maintain asafe working environment.
