Job Description

Full Time 37 Hours per week Permanent Based within 1 hour of Peterborough Hybrid Working

Join our Asset and Estates Management Team at Cross Keys Homes! We are seeking a Stock Conditions Surveyor to deliver essential surveys including stock condition asbestos energy Housing Health and Safety Rating System (HHSRS) and general building assessments. You will play a key role in managing and maintaining stock data within Keystone ensuring properties meet CKH standards while maintaining high levels of customer satisfaction.

The ideal candidate will have strong technical knowledge of building pathology excellent customer service and interpersonal skills the ability to manage their own workload effectively and a sound judgment in decisionmaking.

Please note this role is home based with very frequent travel in and around Peterborough to complete the required surveys therefore suitable candidates should be located within a 1 hour commute of Peterborough.

Key Responsibilities:

  • Manage survey programs collecting data for approximately 20 of housing stock annually to meet Asset Management service standards and targets liaising with external providers as needed.
  • Conduct stock condition asbestos energy assessments HHSRS and general building surveys instructing works for void responsive and planned maintenance to meet Decent Homes standards.
  • Diagnose defects and building failures identifying issues impacting CKH properties and estates and reporting Health and Safety risks.
  • Investigate and address disrepair damp mould claims and technical property management issues.
  • Develop and update surveys to ensure compliance with policies and standards.
  • Organise and update the Keystone Planned Maintenance module ensuring correct data collection work schedules and cost entries.
  • Provide work schedules and costs for Section 20 consultations to maximize cost recovery from homeowners.
  • Assist with postinspections to ensure quality control of completed works and contractor performance validating planned work and recommending additional tasks.
  • Oversee asset data collection ensuring accurate updates to Keystone modules.
  • Conduct inspections and prepare reports site plans drawings and work schedules for technical issues and Section 20 consultations.

What Were Looking For:

  • Experience conducting stock condition surveys in Social Housing or similar environments.
  • HNC in Building Studies or equivalent or proven relevant experience.
  • Knowledge of Decent Homes Standard and Housing Health & Safety Rating System.
  • Experience diagnosing building defects and recommending solutions for disrepair damp and mould claims.
  • Understanding of construction technology in domestic properties.
  • Familiarity with asset databases and handheld technologies for stock surveying.
  • Ability to prioritise a fluctuating workload.
  • Proficient in Microsoft Office especially Excel.
  • Experience managing budgets and reporting project spend.
  • Ability to conduct site visits snagging meetings and assess works performance and quality.
  • Strong customer care skills with experience dealing effectively with the public.

Additional Requirements

  • Hold a full UK Driving Licence with access to a suitably insured motor vehicle for work use
  • Flexibility to work evenings weekends (unsociable hours) if required.
  • The ability to respond to emergency situations/callouts (within office hours).
  • Willing to complete a DBS check
