Position Overview
The Maintenance Supervisor leads the engineering department and all facilities personnel for a community. They oversee the daily facility and maintenance operations of the community including administering work orders preventative maintenance tasks proper groundskeeping maintenance supply ordering etc.
What You Will Do
Leadership and Staff Management:
- Lead and supervise all engineering teams ensuring optimal team performance and development.
- Provide guidance and support to the engineering team including training performance management and addressing any issues or concerns.
Maintenance and Planning:
- Oversee work order system to ensure all work orders are completed promptly
- Ensure all reporting guidelines are met in relation to work orders
- Perform manual repairs when necessary (fix locks replace windows etc.
- Conduct general upkeep procedures (e.g. landscaping) and other tasks as assigned (painting carpentry etc.
- Planning and scheduling of repairs
- Oversees and verifies all 3rd party vendor work quality onsite
- Maintain inventory and records for equipment and supplies
- Experience with basic mechanicals (but not limited to) HVAC electrical plumbing appliances water irrigation systems stairs gates fences patios railings roofing interior and exterior lights and fans flooring doors cabinets windows sliding glass doors and locks
- Schedules and performs unit makereadies within occupancy schedule.
Surveys & Inspections:
- Inspect fire life safety systems and schedule repairs as needed
- Survey buildings and repair mechanical systems to ensure they are consistent with health and life safety standards
- Survey the buildings MEP/HVAC systems to ensure they are consistent with health and safety standards and schedule repairs as needed
- Manage the warranty process
Financial Reporting & Budgeting:
- Develop and implement a comprehensive budget plan for the maintenance department. This should include all potential costs related to property maintenance repairs upgrades capital improvements and unit make ready.
- Accurately estimate the costs of necessary maintenance and repair work. This includes labor costs materials and any thirdparty contractor fees.
- Assist in developing the capital expenditures budget preparation and ensure it is followed
- Utilize Transcendent our preventive maintenance program to reduce unexpected repair costs. Regular inspections and maintenance can help identify potential issues before they become costly problems.
Compliance and Standards:
- Ensure compliance with all company policies procedures and legal requirements.
- Uphold brand and company standards ensuring that the property is consistently presented in an exceptional manner.
Other:
- Must be able to work a full shift / required work schedule
- Must be able to work on an oncall basis
- Must be available for additional hours including evenings weekends and overtime when necessary
Ideally youll have
- High School or equivalent education preferred
- 5 years experience in a real estate hotel or multifamily maintenance capacity
- 3 years experience in a supervisory capacity
- Proven experience as a maintenance technician
- Advanced knowledge of MEP systems
- Advanced knowledge of HVAC systems
- Knowledge of general maintenance methods and processes
- Working knowledge of tools
- Working knowledge of common appliances
- Manual dexterity and problemsolving skills
- Be a Certified Pool Operator (CPO)or able to attain within the first three months of employment
- Proficient in Google products and Apple operating systems
Specifications (All Engineering Staff)
- Requirement to lift up to 75 lbs. as needed
- The ability to use a variety of hand and power tools
- Must be able to work in environmentally and physically challenging working conditions
- Must be able to demonstrate safe work practices and the proper use of PPE
- Must have a valid drivers license valid insurance and reliable transportation

Base Salary: $annually. Actual pay may vary depending on the candidates geographic location experience and qualifications.
Additional Compensation: Employees may be eligible for a discretionary quarterly bonus of $1375 based on individual performance and propertylevel results.
