Position at LINK Property Management
A Leasing Manager is responsible for overseeing a team of leasing consultants and drive occupancy at an assigned multifamily apartment community. As leasing manager you will oversee completion of all necessary paperwork (Leases applications check lists etc. and ensure proper customer service is being performed to the standards of the management company. Your daily task may include but are not limited to leasing apartments following policies and procedures for the industry and management company handling applications touring apartments providing support for multiple properties setting expectations and standards for leasing agents at properties marketing and offering additional support to the communities.
Essential Job Duties and Core Responsibilities
Coordinate with the Property Manager to arrange promotions concessions or specials to drive occupancy and increase traffic
Ensure that both individual and group leasing targets are achieved for the community and proactively communicate both opportunities or threats to the Property Manager
Effectively communicate with leasing team targeted goals specials and other information as needed to successfully ensure property performance
Effectively communicate needs to the Property Manager in regarding leasing trends and feedback of residents and prospective residents
Ensure renewals are being delivered and followed up on timely and efficiently to maintain property performance
Meet greet & tour leasing prospects
Provide exemplary customer service to residents prospective residents and vendors
Respond to all online rental inquiries and prospects verbal and electronic communications quickly and effectively Ensure that all online rental inquiries are responded to quickly and effectively
Ensure all sales & leasing models office and amenities are maintained to the highest standards of cleanliness and maintenance and proactively communicate any problems to the appropriate party to address
Ensure the tour route is maintained to the highest standard of cleanliness and maintenance and proactively communicate any problems to the appropriate party to address
Perform all necessary tasks to ensure move ins are completed smoothly and properly
Post ads on craigslist and other marketing sites as directed
Accurately and effectively assist residents and document communication and needs accordingly.
Ensure new resident homes are in proper condition for move in and collect all funds and documentation to ensure compliance with move in needs.
Properly close the leasing process by asking for the sale.
Ensure all lead information is correct and complete within Entrata
Ensure all prospects are followed up with through either email phone or letter
Effectively manage the community waitlist and communicate with prospects as changes occur
Reach out to wWarm call prospects as needed
Ensure the proper of all screening procedures prepare and execute
Ensure the proper preparation and of the entire lease agreement including and related movein paperwork and Ensure the proper collection of all funds and movein related fees
Ensure model open signs are put out and brought in daily and that they maintain an acceptable appearance
Provide support and assistance to all customer service efforts at the community
Perform monthly marketing reviews of advertising sources to ensure accuracy and performance.
Assists in development of monthly marketing plan and leasing team with collecting data and generating reports on traffic new leases and renewals
Completes other tasks as assigned
Job Requirements
Prior experience with Entrata and/or Google Suite applications is a plus
Ability and willingness to learn Google Suite applications and property management or customer relationship management software program(s)
Passionate about sales and providing a meaningful customer focused experience
A strong sense of urgency and the ability to work well under pressure during emergencies and timesensitive situations
Excellent interpersonal (written and verbal) communication and conflict resolution skills
Well organized with effective time management skills
Desire to continually learn and grow personally and professionally
Flexible and thrives in a fastpaced dynamic environment with changing priorities. This includes the ability to have the flexibility to regularly work outside of normal business hours to meet deadlines if necessary
Ability to work independently and in a team environment
A strong sense of responsibility ownership and accountability
Direct Reports and Reporting Relationship
However the ability to achieve results by working and collaborating with others within the organization regardless of the reporting relationship is a critical success factor.
Minimum Qualifications
High school degree or equivalent required. At least one 1 years of residential property management experience is required. Strong knowledge of fair housing laws and guidelines.
