Job Description

POSITION TITLE: Director of Facilities
REPORTS TO: Vice President of Finance and Facilities/CFO
POSITION SUMMARY: Responsible for all aspects of the Physical Plant including fiscal affairs; personnel management; planning and coordination of capital construction and renovation; maintenance of all current buildings and grounds; energy management systems; sustainability planning and implementation; and safety/security to provide a safe healthy aesthetically pleasing and comfortable environment for students faculty and staff. Provide support for the Campus Master Plan and longrange physical plant and grounds planning.
ESSENTIAL FUNCTIONS:
  • Oversee campus improvement projects including planning development of bid specs overseeing construction projects campus renovations grounds maintenance parking lot improvements concrete work carpet and tile installation ADA compliance etc.
  • Develop relationships to provide consultation advice and liaison services between the Facilities Department and internal and external constituents with special attention to contractors Academics Residential Life Admissions and Athletic Facilities.
  • Oversee the preparation of and administer the approved annual operating and capital budget for the physical plant including detailed preparation of specific project budgets and time lines.
  • Plan develop set goals prioritize and schedule daily activities and clearly communicate performance output expectations including full utilization of the electronic work order system
  • Oversee maintenance of records including operation and maintenance records capital asset inventory work order requests service logs safety reports etc.
  • Oversee the selection installation operation maintenance modification and modernization of college building systems waste removal systems machinery and service equipment. Ensure the timely completion of projects within budget.
  • Coordinate the Colleges LEED and green initiatives and work in collaboration with the Administration Board of Trustees Student Alliance for a Greener Environment (SAGE) and the Campus and Community Sustainability Advisory Council.
ADDITIONAL DUTIES AND RESPONSIBILITIES:
  • Provides handson assistance with corrective maintenance as needed.
  • Oversee Physical Plant preventative maintenance schedule to yield optimal economic benefits from facilities and equipment.
  • Develop and administer an effective and efficient preventative maintenance program.
  • Develop and administer an aesthetic grounds program.
  • Risk management.
  • Admin for the Brivo access control system and HVAC webbased controls
  • Manage and monitor utility consumption and present recommendations to the CFO for effective and efficient solutions to manage costs.
  • Conduct regular inspections to ensure compliance to all federal state and local laws codes and ordinances.
  • Seek and identify potential grant opportunities to include foundations businesses and governmental agencies. Assist the College Grant Writer with writing physical plant grants and other required aspects related to successful grant awards.
  • Prepare and present informational materials as facilitator at meetings of the Board of Trustees Facilities Committee.
  • Serve as chair and/or member of various campus advisory committees.
SUPERVISORY REQUIREMENTS:
Directly manage and supervise Maintenance and Grounds staff. Indirectly manage and supervise the Custodial staff. Interview hire and train employees; plan assign and direct work; appraise performance and set goals; reward and discipline employees; address complaints and resolve problems to maintain a highly trained and motivated staff. Administer all personnel management policies and procedures as they pertain to the Operations & Maintenance Department.
EDUCATION:
Essential: Bachelors degree or combination of education and relevant work experience commensurate with the requirements of the position.
Desirable: Masters degree
EXPERIENCE:
Essential: 7 10 years supervisory and progressively responsible experience at the management level in a complex facilities environment. Working knowledge and experience in the proper installation maintenance operation and repair of boiler plants HVAC system design and controls plumbing electrical and structural systems required.
Desirable: Supervisory experience in a higher education setting
LICENSES/CERTIFICATIONS:
Essential: Valid drivers license
Desirable: LEED credential
KNOWLEDGE SKILLS ABILITIES:
  • Supervisory and leadership skills team building analytical and problemsolving skills and critical thinking and decisionmaking skills.
  • Detailed knowledge of construction and bidding processes safety environmental energy ADA and federal and state regulatory requirements.
  • Knowledge of electronic work order systems.
  • Effective written and verbal communication skills.
  • Maintain utmost character and ethics.
  • Proficient knowledge of Microsoft Office applications and electronic mail.
Physical/Visual/Environmental Conditions:
While performing the duties of this job the employee must have the ability to sit walk speak and hear. Regularly exposed to dust odors oil fumes vibration and noise. Exposed to inside/outside environmental conditions and cold/warm temperatures including humidity and dryness. Circumstances may require walking on and/or around slippery surfaces indoors and out. Subject to working near machinery power tools and vehicles in motion. Lift carry push or pull a variety of tools equipment and materials up to 80 lbs. Climb balance stoop kneel and crouch to gain access to pipes wiring and equipment. Handle a variety of hand and power tools. Nearvisual acuity needed to read equipment diagrams and inspect parts. Depth perception field of vision and color vision needed in fitting and installing parts.
WORK SCHEDULE:
Normal work day is Monday through Friday 7:00AM to 4:00PM including one hour allocated for lunch. Oncall 7 days per week 24 hours per day.
TARGET SALARY RANGE: $78000 to $84000 annually
