Job Description Summary
The Capital Project Manager acts as a single point of contact with responsibility for management of assigned capital projects and major renovations. Plans coordinates and manages all tasks critical dates overall schedule project scope performance quality client engagement and budget management for each assigned project. Coordinates work completion by internal teams and thirdparty service providers such as design firms consultants contractors and construction managers. Reports to the Director of Design and Capital Project Management.

Responsibilities
PROJECT MANAGEMENT Independently manage all aspects of assigned capital projects including project scope costs design process bidding processes and construction. Monitor and ensure that project budgets quality standards and schedules are met. Develop and maintain project narratives dashboards budgets schedules financial projections and other reporting and managing documents. Manage and participate in the selection of and procurement processes for project architects contractors consultants vendors and other professionals as appropriate to project types and scopes. Prepare project scopes of services agreements and contracts for review and signoff. Manage and administer contracts of external consultants architects contractors and other professionals through all project phases to ensure projects are planned designed and implemented in accordance with campus and industry standards specifications construction documents and overall design objectives. Prepare and manage the completion and/or amendment of contract agreements with awarded external consultants architects contractors vendors and other professionals in collaboration with Legal Affairs and Risk Management. Lead and manage formal and informal document reviews by all appropriate and relevant campus departments to meet project deadlines. Coordinate internal approvals from appropriate parties as required. Support and coordinate consultants in addressing state and federal permitting requirements. Interact with city departments as appropriate and needed. Perform regular construction observation to ensure owner project requirements and objectives are met by responsible parties. Communicate findings and directives as appropriate. Manage project closeout documentation including all project records and asbuilt documents. Ensure appropriate attention is paid to lifecycle costs energy use sustainability durability of materials and equipment and maintenance issues. Coordinate with Facilities Management project occupant relocations and moveins and ensure smooth transitions from project phase to facilities operation. OUTREACH AND COLLABORATION Coordinate outreach to campus constituents on capital projects from design through construction. Assist in the advancement of the campus accessibility and sustainability goals and objectives. Assist divisional leadership in consultation with University Advancement and project users to understand and incorporate donor parameters in the design and implementation of the project. Maintain robust communication with users to meet programmatic needs throughout the project process. QUALITY CONTROL AND STANDARDS Assist in the development and refinement of design and construction guidelines and standards for buildings and campus design elements. Conduct quality control reviews of project documents to ensure consistency with master plans programs budgets campus and building design standards sustainability objectives and accessibility compliance. Assist in the development and updating of department project management standards administrative procedures and reports. Ensure architectural quality and design excellence. CAPITAL PLANNING Assist unit leadership in developing and maintaining capital project scopes budgets and timelines for both campuses. Provide subject matter and technical expertise regarding matters of campus design planning development entitlement and capital construction projects. STAFFING AND RESOURCES Collaborate with and provide direction to assigned coordination staff.

Required Qualifications
Professional degree in Architecture from an NAAB accredited architecture program or other closely related field. Six 6 years of experience in a balanced combination of architectural design construction administration and project management preferably in institutional or largescale projects. Experience in project budgeting and construction management are strongly preferred. Knowledge and expertise in the design development and management of major capital projects. Thorough knowledge of applicable requirements regulations codes and laws. Experience in developing and implementing design standards. Advanced knowledge and skills in use of applicable technology/systems. Strong verbal written and graphic communication skills. Ability to support a mission and strategic vision. Instructional training and teambuilding skills to strengthen and cultivate relationships. Ability to collaborate with a highly diverse community. One or more of the following certifications or licenses is strongly preferred: Architect License NCARB registration LEED AP and/or PMP .
