Job Description
Title: Property Manager
Location: Kennewick WA
Salary: $24/hr
Are you a skilled and passionate professional looking for an exciting opportunity in the property management field Look no further! The Management Group is seeking a dedicated and experienced Property Manager to oversee our community.
Everyday Will Be Different but Your Primary Duties Include:
- Assists and follows directions from the Portfolio Manager.
- Welcomes and shows prospective tenants apartments and explains occupancy terms.
- Inform prospective tenants of the availability of nearby schools shopping malls recreational facilities and public transportation.
- Rents or leases apartments collects as required and completes lease form outlining conditions and terms of occupancy if lease required.
- Use sales skills and techniques to lease an apartment by being knowledgeable about market conditions competition and amenities on the property and in the surrounding area.
- Collects rents due and issues receipts.
- Investigate tenant complaints about malfunctions of utilities or furnished household appliances or goods and inspect vacated apartments to determine needed repairs or maintenance.
- Coordinates activities of maintenance staff engaged in repairing plumbing or electrical malfunctions painting apartments or buildings performing landscaping or gardening work or arranging for outside personnel to perform maintenance or perform the maintenance themselves as defined by the specific budgetary needs of the property.
- Assist in the preparation analysis & control of property budgets.
- Resolves tenant complaints concerning other tenants or visitors.
- Completes a walkthrough for moveins and moveouts documenting the condition of the unit.
- Coordinates basic maintenance of unit turns including but not limited to: painting patching and cleaning.
- Arranges for other services such as trash collection extermination or carpet cleaning.
- Negotiate contracts for various services including janitorial security groundskeeping and waste removal at a competitive price with high quality.
