Position Summary:
The Sales Manager leads the divisions sales and marketing strategies to optimize revenue profit margin and market share. This position reports to the Division President and oversees sales marketing escrow and design functions and collaborates closely with Land Purchasing and Operations teams.
Responsibilities:
- Formulate and execute divisional sales and marketing strategies in alignment with Landsea Homes overarching objectives.
- Collaborate with PR and Corporate Marketing to develop marketing communications and analyze data to develop effective marketing strategies.
- Recruit hire train and develop a productive sales team while providing continuous coaching and feedback to staff managers and associates.
- Oversee the development of sales meetings and training to enhance team skills and ensure sales goals are met in alignment with Landsea Homes mission vision and values.
- Regularly review sales goals and metrics (prices inventory backlog) to evaluate performance and the effectiveness of sales and incentive programs.
- Provide regular updates to senior management and Division President on opportunities challenges progress and support requirements.
- Maintain accuracy of sales data and take ownership of divisional sales numbers.
- Collaborate with division management on business forecasting land selection and product creation leveraging insights into market trends consumer preferences and competition.
- Stay updated on competitor strategies pricing products consumer demographics and economic trends.
- Coordinate the sales and closing process for the Division with sales managers.
- Collaborate with design and purchasing teams to offer and price options appropriately.
- Continuously assess and streamline processes delegating administrative tasks as needed.
Qualifications:
- Minimum 5 years of experience in new home sales.
- Minimum 35 years of prior sales leadership experience within the new home sales industry.
- Experience coaching managing and mentoring sales staff in a public homebuilding environment is highly preferred.
- Complete understanding of the new home sales process and cycle.
- Demonstrate effective and professional communication skills with prospective buyers customers outside agencies and employees.
- Accountable and strategic mindset with a focus on business plan performance management.
- Proficient in coaching and mentoring with the ability to provide clear feedback to staff for achieving business goals.
- Strong computer skills with Microsoft Office proficiency.
Supervisory Responsibilities:
This position has supervisory responsibilities and will be required to both manage and motivate sales marketing and escrow teams.
Physical Requirements:
This is primarily a sedentary position. May be required to occasionally bend stoop reach lift move and carry office materials and supplies weighing 25 pounds or less. Finger dexterity is required to operate a computer keyboard. This position requires public contact as such appropriate business apparel and professional appearance is expected.
Travel Requirements:
Occasional travel may be required for this position. Employee will receive a flat monthly vehicle allowance for use of their own vehicle. A valid drivers license and active vehicle insurance is required at all times.
