Position Overview
Cores Director of Financial Planning & Analysis (FP&A) plays a crucial role in overseeing and managing all aspects of property budgeting forecasting and reporting. You will be instrumental in achieving the companys overall success and growth playing a pivotal role in fostering informed decisionmaking throughout the organization. By partnering with various departments and stakeholders enterprise wide the Director of FP&A will also play a critical role in optimizing financial processes systems and creating data analytics and reporting that will drive strategic financial decisions. This role will report directly to the Managing Director Property & Development Accounting.
What You Will Do
Budgeting & forecasting
- Lead the property (SH and BTR) budgeting and reforecasting process ensuring alignment with Cores overall financial goals; requires robust cross collaboration with Operations and Asset Management
- Work closely with senior stakeholders to contribute to the development of financial strategies and objectives
Reporting & analysis
- Enhance indepth analysis and modeling to assess property level performance; generate financial insights to support strategic decision making and key business initiatives
- Uphold monthly/quarterly reporting for senior leadership and key stakeholders highlighting KPIS variances and performance trends; identify opportunities for key reporting enhancements or streamlining of data
- Oversee the development project yield on cost analysis and related projections
- Manage the cross functional review of debt covenant testing and debt covenant projections
- Lead the preparation of investor financial data outputs and analysis for monthly/quarterly calls and presentations
Finance Technology
- Partner and collaborate closely with finance teams technology and other stakeholders to ensure the effective integration of technology and finance functions
- Ongoing support of budgeting & forecast system
- Develop dashboards and reports to provide key financial insights to senior leadership and other stakeholders
- Actively support the vision to streamline financial processes through technology automation and optimization by identifying opportunities and supporting implementation efforts
Team Management
- Lead and mentor 5 individuals to support Cores financial planning and budgeting functions
- Occasional travel may be necessary as needed
- Perform all other duties and tasks as assigned by management
- Must be able to complete all physical requirements of this role with or without a reasonable accommodation
Ideally youll have
- Bachelors degree in finance or accounting
- 12 years in an FP&A role preferably within the real estate industry
- Proven track record of successfully leading budgeting processes for real estate portfolios
- Strong financial modeling skills and proficiency in financial software and systems such as ERP systems financial planning tools and Excel
- Excellent communication and presentation skills with the ability to convey complex financial concepts to nonfinancial stakeholders
- Detailoriented analytical and strategic thinker with the ability to work in a fastpaced environment
- Ability to partner at all levels of the organization
Youll crush it if you have experience with
- MBA or CFA designation
- Experience leading FP&A for multiasset real estate portfolios including student housing multifamily or buildtorent properties
- Familiarity with industryspecific financial software such as Pigment Yardi
- Handson experience with financial reporting automation and dashboarding tools like Power BI or Tableau
- Exposure to capital markets debt structuring or investor relations within a real estate firm
- Demonstrated ability to improve forecasting accuracy and implement strategic financial initiatives
- Strong leadership skills with prior experience managing and mentoring a highperforming FP&A team

Base Salary: $160000$180000 annually. Final salary within this range will depend on experience skills qualifications and location.
Additional Compensation: Employees may be eligible for discretionary bonuses typically ranging between 1520 of base salary annually depending on individual and organizational performance.
