We are looking for a fulltime Construction Project Manager to join our team. The ideal candidate will have 710 years of experience in the multifamily construction industry.
Responsibilities of the position include:
- Distributes initial plans logs and reviews bids evaluates contract proposals and facilitates collaboration with project stakeholders including owners architects engineers and building departments.
- Ensures the project superintendent has the necessary tools and resources for effective site management supporting team members in overseeing subcontractors and suppliers.
- Oversees project schedules to ensure deadlines are achieved which may involve onsite activities like quality control inspections staff training material coordination and labor management.
- Develops and maintains the master project schedule aligning it with the superintendents schedule and procurement timelines.
- Tracks project expenses drafts detailed scopes of work for subcontract agreements and manages labor material and equipment procurement in collaboration with the team.
- Leads the supervision of staff by setting clear performance expectations providing constructive feedback identifying training needs delivering onthejob training and potentially handling hiring disciplinary actions and terminations.
- Cultivates strong professional relationships with owners architects engineers and subcontractors to maintain effective communication and teamwork.
- Ensures all project modifications are properly documented and approved by relevant parties including owners architects engineers and subcontractors.
- Adheres to company policies and promotes a safe professional work environment that complies with OSHA regulations and maintains a drugfree and harassmentfree workplace.
- Participates in and facilitates OwnerArchitectContractor (OAC) meetings.
- Documents project impacts as required by contract terms and ensures timely resolution of issues involving subcontractors suppliers inspectors or utility companies through clear written communication. Closes out Requests for Information (RFIs) as needed.
Qualifications for the position include:
- Bachelors degree in Construction Management or a related field
- 710 years of experience in the ground up multifamily/apartment construction
- Experience with 50100 units
- Strong leadership and management skills
- Excellent communication and interpersonal skills
- Proficiency in Microsoft Office Suite
