Preconstruction Manager

Job Summary:

The Preconstruction Manager oversees the estimating and preconstruction phases of new projects ensuring accurate cost analysis and budget profitability. This role involves training and mentoring estimators fostering strong subcontractor relationships and reviewing project plans schedules and cost forecasts. With a deep understanding of construction processes and cost estimating the Preconstruction Manager plays a critical role in securing and planning successful commercial projects.

Duties/Responsibilities:

  • Oversees the training & coaching of Estimators in their division.
  • Oversees estimating & preconstruction phases of new projects of various size and type.
  • Seeks new construction projects with assistance of Project Directors.
  • Analyzes changes to the projects and services provided.
  • Responsible for building a profitable budget.
  • Fosters healthy working relationships with subcontractors.
  • Provides detailed reports that will include breakdowns of project costs and forecasts of
  • remaining costs.
  • Creates & updates procedures used in conducting cost analysis.
  • Reviews Plans & Specifications; interviews Project Construction Manager and Superintendent
  • and develops preliminary schedule. Incorporates changes as necessary.
  • Reviews bidders’ schedules and provides comments to Project Manager.
  • Reviews Contractor’s schedule submittals and prepares an analysis report for the Project
  • Manager assessing the conformance with the requirements in the Project
  • Manual and completion dates.
  • Performs other related duties as assigned.

Required Skills/Abilities:

  • Ability to coach train and mentor others.
  • Excellent analytical & problem solving skills.
  • Excellent organizational skills and attention to detail.
  • Excellent understanding of project specs engineering and architectural plans.
  • Excellent working relationships and knowledge of local subcontractors.
  • Extensive understanding of construction production rates for primary commodities in commercial buildings including but not limited to demolition excavation pile driving paving steel construction formwork concrete placement underground utilities and tenant improvements.
  • Principles of construction cost estimating.

Education and Experience:

  • Bachelor’s degree in Construction Management Engineering Business or similar preferred.
  • Minimum of 10 years related experience required.
