Job Description

Job Summary:

Round House Manor is seeking a FullTime Maintenance Technician/Janitor/Groundskeeper to ensure the cleanliness safety and upkeep of the property grounds common areas and general maintenance tasks. This property is a 45unit apartment community located in Kaukauna WI. The ideal candidate will be organized detailoriented selfmotivated able to work independently to maintain a safe and welcoming environment for residents and guests.

Maintenance Duties

  • Renovating Vacant Units to make them Rent Ready within 3 days.
  • Painting Replacing Light Fixtures and Bulbs Garbage Disposal Replacement Faucet Replacement Unclogging Toilets and addressing minor repairs as directed.
  • Operate maintenance tools and equipment safely and effectively.
  • Identify and report larger maintenance issues to management.
  • Support seasonal or periodic maintenance projects based on the propertys needs.
  • Coordinate work with outside vendors (such as plumbers electricians etc..
  • Keep the maintenance shop neat free of clutter and wellorganized daily.
  • Must be able to handle constant change in a fastpaced environment and deal with multiple people and various situations simultaneously.
  • Must be able to frequently lift carry and move items up to 50 lbs. without assistance and endure prolonged standing and repetitive activities including using tools walking climbing bending and kneeling.
  • Must be able to respond to Emergency Calls after hours.
  • Other duties as assigned.

Janitorial Duties

  • Perform daily trash runs around the property including all common hallways stairwells and grounds. Trash and recycling need to be manually removed from the building and pushed across the parking lot and emptied (by hand) into the large bins each day.
  • Perform daily cleaning of common area restrooms & laundry rooms. Mop/Vacuum plank floor and carpet in common areas hallways and stairs.
  • Empty trash containers located around the Community Room Kitchen Laundry Rooms and Common Areas and replace trash bags as needed.
  • Empty Cigarette Disposal units in Outside Smoking Areas.

Groundskeeping Duties

  • Utilize equipment such as blowers pressure washers to clean outside areas.
  • Conduct routine inspections to identify and resolve issues such as damaged signage insufficient lighting and trip hazards.
  • Snow Removal from sidewalks exterior common areas exterior walkways exterior doors operating the snow blower and applying ice melt as needed for safety.
  • Perform mowing fall clean up and leaf removal weeding pruning & plant care.
  • Pressure wash and clean designated areas as part of routine property upkeep.

Qualifications:

  • Experience: A minimum of 46 years of experience as a Maintenance Technician including a combination of Groundskeeping and Janitorial responsibilities is required.
  • Skills: Ability to operate maintenance equipment such as mowers snow blowers pressure washers and floor scrubbers.
  • SelfMotivation: Ability to work independently with minimal supervision while managing daily tasks effectively.
  • Customer Service: Previous experience working with residents or customers is preferred but not required.
  • Physical Requirements: Ability to lift up to 50 pounds work outdoors in various weather conditions and stand or walk for extended periods.

Compensation:

Actual base salary considers several factors including but not limited to geography jobrelated knowledge experience and budget. The start of the salary range is typically associated with the minimum experience required.

The role is considered Full Time nonexempt and may be eligible for overtime pay in accordance with federal and state law. The anticipated base pay range for the position is $22.00 $24.00 per hour.
