Description

The Director of Facility Operations is responsible for overseeing and managing all companyowned and managed assets including real estate and fleet vehicles. The Director of Facilities Operations will partner with the COO and Senior Management to carry out primary responsibilities including program planning budget management maintenance purchasing oversight and other activities that go into facility operations. Responsible for the safety and security of everyone who uses the facilities.


Contributions:

  • Responsible for the planning developing organization implementation and directing of the overall operation of companyowned and managed assets including real estate and fleet vehicles.
  • Responsible for supervision of Contractors and inhouse Trades People.
  • Collaborate with senior management to determine agency real estate needs identify options that comply with resident needs ensure compliance with budget execute purchase and work with Architect and Contractors to complete renovations to comply with life safety code and any applicable local state and/or federal applicable laws.
  • Management of Service Requests and work order management delegation of work and tracking of completion.
  • Review and approve estimates purchase orders and invoices.
  • Prepare bid instructions and specifications as required.
  • Direct procurement processes including equipment research vendor contracts and requisitions approval.
  • Schedule and coordinate inhouse staff and contractors work with House Managers and Supervisors for the optimal scheduling of work.
  • Source appropriate vendors and trades in all regions.
  • For large projects work with architects engineers and consultants in the development of planning and construction documentation.
  • For smaller projects develop design concepts and appropriate project specification documentation needed to communicate design intent.
  • Work closely with Senior Management House Managers and other Staff in the planning and of each project.
  • Negotiate with contractors and vendors for the best competitive bids without sacrificing quality.
  • Clearly communicate departmental results efforts problem resolution steps and completed tasks verbally and in writing to the Operations and Services Committee
  • Prepare timely project reports for top management that are clear complete and accurate as assigned.

Requirements
  • Project management experience.
  • Budgeting experience and strong math skills.
  • Strong negotiation skills.
  • Understanding of laws and regulations and willingness to keep up with changes.
  • Familiarity with construction architecture and various systems such as HVAC and electrical.
  • Leadership and interpersonal skills.
  • Written and verbal communication skills.
  • Problemsolving and organizational skills.
  • Ability to acquire and evaluate information.
  • Ability to use computers to process information.


Minimum Training and Experience:

  • High school diploma or GED required.
  • College degree in Business or another related field preferred.
  • 35 years of facility or general management experience.
  • Prior supervisory experience.
  • Prior experience as Director of Facilities or Facilities Manager preferred.
  • Must have and maintain a valid drivers license and have all required clearances.
