Summary
Under the direction of the Chief Engineer and/or assigned Lead the Engineer I is responsible for the proper utilization of materials and equipment to perform complex and major corrective maintenance preventive maintenance highly skilled and detailed renovation and construction services and other such work as assigned. Duties are performed throughout the campus at Horizon House under all types of weather conditions. This position usually works independently with minimal direct supervision.
Essential Job Duties
Primary
Performs routine preventive maintenance troubleshooting and repairs on building systems equipment and appliances:
Responds immediately to all life safety system alarms and failures (including smoke alarms emergency pull cords pendant calls).
Responds to Resident/Staff service requests via twoway radio and work order system.
Maintains records on work performed using work order system. Writes reports as required.
Operates the building automation system and troubleshoots its components as required.
Troubleshoots maintains and repairs card key access control system.
Carries out independently complex major corrective and preventive maintenance on buildings systems and equipment throughout the campus.
Orders materials needed and/or required carrying on shop or maintenance work as directed.
Installs and maintains repairs and troubleshoots telephone equipment and Cable TV as necessary. Page 2 of 6 Job Description: Engineer I
Installs and constructs partition walls of sheetrock and finishes walls as directed.
Installs and repairs complex and major plaster elements as required.
Regular and punctual attendance is required.
Ensures timely completion and upkeep of all licenses credentials training requirements background checks and other regulatory requirements as per established deadlines.
Secondary
Attends and participates in required staff meetings.
Observes safety rules and regulations.
Drives company vehicle(s) as requested with appropriate license.
Attends inservice training and education sessions as assigned.
Trains other staff as directed.
NonEssential Job Duties
Participates in organizational quality improvement committees as requested.
Completes other duties and projects as assigned by management or another designee.
Essential Experience/Knowledge/Education/Specialized Training
High School Diploma or GED required.
Five years minimum experience in the commercial renovations construction or building maintenance services field.
Licensure or accreditation in any of the following: Electrical Refrigeration Plumbing Locksmithing Asbestos Abatement/Handling CFC Certification or Pool Operator Certification CPO highly desirable.
Demonstrates knowledge of carpentry plumbing electricity cabinetry carpet and vinyl repair.
Demonstrates knowledge of power and nonpowered tools used in making repairs.
Demonstrates ability to troubleshoot complex building maintenance problems.
Must possess a valid State of Washington Drivers License.
