Summary of the Position:
The Property Manager is responsible for the operational technical and financial management of Q205 a circa 52000 m² iconic mixed-use property in Berlins historic center. The role focuses on maximizing asset value through premium property operations tenant relations financial oversight and coordination of third-party service providers. The position requires close collaboration with Asset Management Finance Leasing Design & Construction and senior leadership to ensure operational excellence tenant satisfaction and long-term value enhancement.

Key Responsibilities:
Manage relationships with landlords tenants and Tishman Speyer management to maximize asset value.
Oversee third-party service providers to ensure premium building services.
Ensure the property is maintained and operated to Grade A CBD standards.
Prepare periodic property reports for senior management and JV partners.
Report on property performance tenant arrears retention efforts and market conditions.
Prepare and manage operating and capital budgets.
Monitor capital improvement and renovation programs.
Ensure compliance with management and leasing agreements.
Oversee proactive and efficient building operations in accordance with TSP operating standards.
Work with Finance and Accounting to develop annual operating and capital budgets.
Monitor property-related financial data using D365 systems.
Review and approve tenant charges and service charge allocations.
Manage contract pricing objectives and supporting documentation.
Review budget performance quarterly and reforecast variances.
Manage rent collection and optimize net operating income (NOI).
Build and maintain strong tenant relationships and oversee tenant engagement initiatives.
Coordinate tenant forums building events and hospitality programs.
Ensure the highest standards of health and safety for all occupants.
Direct onsite property staff and implement standard operating procedures.
Coordinate tenant alterations and capital projects with Design & Construction teams.
Support lease tours and client outreach initiatives.
Develop and strengthen client relationships across tenant organizations.
Skills & Qualifications:
Industry experience in a similar property management role.
Bachelors degree required.
Experience in health and safety management.
Strong financial management skills including budgeting cost control and contract management.
Proficiency in Microsoft Word Excel Outlook and ACP or D365 systems.
Strong communication skills in both English and German written and verbal.
Experience managing service providers tenants and operational teams.
Leadership and people management experience.
Hospitality experience preferred.
Strong customer relationship management skills.
Proactive organized and empathetic problem-solving approach.
Ability to manage multiple priorities and stakeholders effectively.
Demonstrated integrity accountability and professionalism.
