Senior Construction Project Manager & Estimator (Multi-Family & Mixed-Use)

Type: Full-Time Remote Contractor

Schedule: US Eastern Standard Time (EST) Alignment 7:30 AM 4:00 PM EST

Target Location: Remote (Latin America / LATAM)

Monthly Compensation: $2500 $3500 USD / month ($30000 $42000 USD / year) (negotiable depending on experience)

About the Business

We are a high-performing US construction firm delivering $10M$15M in annual volume specializing primarily in multi-family residential and mixed-use developments. Our individual projects range from $1M to $7M in contract value.

We take projects from initial plan review through final closeout. We are seeking an experienced end-to-end Senior Project Manager & Estimator to serve as the operational backbone of our construction execution.

About the Role

This is a full-scope high-accountability remote seat. You will own the entire lifecycle of our projectsstarting with preconstruction scoping takeoffs and trade contractor bidding through to subcontract execution daily project administration RFI/submittal tracking and monthly sub-billing approvals.

You will act as the central operational hub connecting our company with project owners architects engineers local trade subcontractors and our in-house bookkeeping team.

Key Responsibilities
1. Preconstruction Scoping & Estimating
  • Plan Review & Scope Analysis: Analyze incoming architectural blueprints construction documents and engineering specs for new potential projects.
  • Cost Estimating & Sub Bidding: Perform quantity takeoffs issue bid packages to local subcontractors gather competitive pricing and assemble comprehensive project estimates and client proposals.
  • Constructability & Value Engineering: Coordinate directly with architects and engineers during design/precon phases to resolve plan discrepancies and identify cost-saving options.
2. Subcontracting & Contract Administration
  • Trade Contract Execution: Utilize internal contract templates (including standard AIA-type forms) to draft populate and execute binding subcontracts based on reviewed scope and trade proposals.
  • Change Order Management: Evaluate track and process change order requests from subcontractors and owners ensuring clear budget impact documentation.
3. End-to-End Project Execution & Issue Resolution
  • Daily Workflow Ownership: Manage project schedules milestone progress and trade execution from groundbreaking through final closeout.
  • RFI & Submittal Management: Draft track and drive resolution on Requests for Information (RFIs) and submittals between our team field crews architects and structural engineers.
  • Problem Solving: Proactively address jobsite surprises sub delays and constructability issues calmly and decisively.
4. Financial Administration & Billing Review
  • Monthly Subcontractor Pay Apps: Review and approve monthly billing applications and invoices submitted by trade subcontractors against completed field progress.
  • Bookkeeping Coordination: Package and pass verified invoice approvals to our in-house bookkeeper for prompt payment disbursement.
  • Budget Tracking: Maintain real-time tracking of project costs contingency buffers and profit margins.
Qualifications & Requirements
  • Experience: 5 years of hands-on experience as a Construction Project Manager or Estimator managing commercial multi-family or mixed-use building projects of comparable scale ($1M$7M).
  • Technical Software & Plan Reading: Expert proficiency in reading architectural/structural blueprints and using digital PM/estimation software (Procore Bluebeam MS Project or similar platforms).
  • Contract & Financial Literacy: Strong working knowledge of standard construction contract structures (AIA forms) subcontract drafting and progress-billing mechanics.
  • Ownership Mindset: You treat the project budget schedule and quality control as if it were your own business.
  • Communication & Composure: Fluent written and spoken English skills. You communicate directly maintain composure during schedule crunches and manage relationships with owners engineers and trades seamlessly.
  • Schedule Alignment: Physical location in Latin America (LATAM) with strict availability to work 7:30 AM 4:00 PM EST.
