GC Realty & Development is a Chicago property management firm. Since 2003 we have grown to 1500 units for more than 600 private investors and we are pushing to 3500 doors over the next 3 years. That takes a squad who will stop at nothing to deliver the GC Realty Experience and this job is not easy on purpose. You will work fully remote from your home in Colombia managing relationships with US property investors.

Role Overview:

As a Property Manager you are the primary point of contact for your assigned property owners. You handle onboarding day to day communication financial reviews and owner approvals and you coordinate with leasing maintenance and finance to keep everything moving. You will negotiate. You will tell an owner no. You will stay composed when things get complicated.

Compensation

• Hourly: $8.00 to $12.00 USD per hour paid weekly based on experience
• Performance Based Monthly Bonus: Up to 20% of base pay
• Paid Time Off (PTO): 10 days
• Holidays: 7 US holidays
• Birthday: Take your birthday as a paid day off or any paid day during your birthday month

Key Responsibilities:

Client Communication and Experience

• Own The Relationship: Serve as the primary point of contact for your assigned property owners
• 2 Hour Response: Reply to every owner email call and text within 2 hours during business hours
• First Call Resolution: Deliver the right solution the first time so owners are not chasing you for updates
• Quarterly Check Ins: Run a scheduled check in call with every owner in your portfolio every quarter
• Deliver The GC Realty Experience: Make it easy to do business with us in every interaction

Proactive Client Management

• Execute proactive monthly communication across 14 key owner touchpoints including inspections delinquency and vacancies
• Keep owners informed of issues next steps and outcomes before they have to ask
• Coordinate closely with leasing maintenance and finance to stay aligned

Financial and Operational Support

• Review owner statements and property financials and explain ROI concessions and statement corrections clearly
• Handle owner concessions up to $250 when appropriate
• Obtain owner approvals for work orders turnovers and capital expenditures
• Support owner collections and owner draws with professionalism and transparency
• Coordinate on delinquency notice to vacate and security deposit disposition

Your Background

• US Property Management Experience: Minimum 3 years managing US residential property owners or residents either directly for a US company or through a BPO on a US account. Local property administration outside the US does not qualify.
• English: Advanced written and spoken English C1 or C2. You will be on the phone with US investors every day and need to be understood easily.
• Client Ownership: You have held the client relationship yourself not supported someone who did. You make judgment calls daily without waiting for approval.
• Financial Fluency: Comfortable reading owner statements explaining ROI and walking an owner through a statement correction.
• Hard Conversations: Experience telling a client no delivering bad news and holding your position when someone pushes back.
• US Residential Maintenance: Working knowledge of work order evaluation routine inspections preventive maintenance emergency repairs and contractor coordination.
• Software: Hands on experience with AppFolio Buildium Rent Manager Propertyware or Yardi. AppFolio preferred.
• US Housing Regulations: Familiarity with US landlord and tenant regulations. Illinois and Chicago specific law will be trained.
• Temperament: Proactive calm under pressure and sharp on details.
• Home Office: Modern computer stable high speed internet with a backup connection and a dedicated quiet workspace.
