JD for Lead ArchitectMumbai Responsibilities Strong Technical capability to do FSI calculations and manage projects from concept to implementation to handover. Strong knowledge and understanding of DCR 2034/MCGM/MIDC/CFO and norms of other statutory agencies for Mumbai Understanding customers needs and developing design concepts and establishing final design brief with client sign offs. Conducting preliminary studies of the site (including contours soil ecology buildings roads); Assessing a site potential to get the best special efficiency in terms of carpet area and creating floor plans for effectively utilising the space with understanding of interiors and keeping in mind the structural design and MEP considerations. Coming up with elevations of buildings as per customer requirements and budget constraints. Understand municipal codes and local & state building regulations for designing and planning the projects. Producing client presentations for project conversion. Hands on experience in coordinating with Structural and MEP consultants vendors and other project stakeholders. Monitoring and checking the quality of drawings. Making site visits; Ensuring deadlines are met; Monitoring and checking work onsite Design holistically to ensure smooth and consistent flow of spaces Communicate directly with client other consultants and stake holders Write clear articulate meeting and communications notes Communicate with the project stakeholders and raise flags at the right time so as to prevent time cost and quality overruns Demonstrate a high degree of time management skill and constantly seek to streamline processes and procedures in order to increase quality and efficiency Regularly review sets of the teams deliverables for accuracy efficiency and thoroughness Knowledge of Green Building Certification requirements such as GRIHA/LEED etc. Be experienced in both renovation and new construction and comfortable and confident in the role of project leader in external team meetings with Clients the Clients management team architects engineers contractors purchasing agents and signage contractors; participate in related group conversations as a valuable informed creative and pragmatic member Conduct site visits for project photography construction progress review and quality control and investigation; flag critical issues and alert team members; produce notes addendums and assignments of responsibility Troubleshoot problems on site and make recommendations to correct and move the project forward without compromising design intent; handsketch solutions on site that take into consideration all the areas that will be impacted; obtain approval for design changes when needed Ensure all meetings are documented with meeting minutes copied to all members involved in the process; update the project binders with RFI responses and field directives accordingly Hold agents accountable to deliver quality work by following through on all potential problems quality issues and fabrication problems until they are completely resolved Software Skills Autodesk Rivet and CAD (including layering) Dynamo Produce Walkthroughs 2D and 3D digital graphics and manipulation Microsoft Office File transfer protocol (FTP) coordination Personal Requirements Work efficiently and at a brisk pace Demonstrate and apply redevelopment projects operations knowledge Take initiative and move forward on assigned tasks confidently while working independently and competently without being stressed and flustered Be mature and wellbalanced; respond in a logical and rational manner Negotiate around roadblocks and obstacles to complete tasks on schedule and within budgeted hours Work well in a collaborative team environment and be motivated to succeed and always seek opportunity for improvement of self and the team Maintain a brood visionary strategic outlook; anticipate problems weigh options and plan for execution with contingencies Requirements Having a M. Arch/B.Arch degree Minimum experience of 3 Redevelopment projects in Mumbai from concept to handover Proficient in AutoCAD and other design software. Experience preferred in 3D modelling using Revit 3D Max or similar software. Expert in verbal & written communication in English and Marathi Blue Ray sketch up & Photoshop experience preferred.
