Job Description:
- The Facility Operations Lead is part of BOSKs newly constructed electric vehicle battery manufacturing plant.
- This is a performancebased 12year O&M contract providing hard services of MEP equipment within the facility excluding the manufacturing and production equipment.
- The objective is to maintain a seamless environment by assuring that equipment is performing to specifications to facilitate uninterrupted manufacturing.
- The ideal candidate will have strong maintenance/handson technical experience and a leadership background.
- The role is responsible for overseeing the daily operations and maintenance activities of the chiller facility.
- This includes managing a team of technicians coordinating and prioritizing work orders ensuring compliance with safety regulations and maintaining a high level of customer service.
- Conduct preventive maintenance repair installation commissioning and general servicing of chiller systems (including detailed troubleshooting of systems).
- Performs a variety of repairs and services in a specialized building system environment with a high emphasis on HVAC Mechanical Systems and building maintenance.
- Working knowledge of Electrical / Electronic BAS and other similar types of related equipment and low voltage systems is a PLUS.
How you will do it
- Supervise and provide guidance to a team of facilities technicians including assigning tasks monitoring performance and providing feedback and coaching.
- Coordinate and prioritize work orders and maintenance activities to ensure timely completion and efficient use of resources.
- Conduct regular inspections of the facility to identify maintenance needs and address any issues promptly.
- Develop and implement preventive maintenance programs to maximize the lifespan of equipment and minimize downtime.
- Accomplishing repairs for HVAC Boilers Chillers Pumps electrical systems fire alarm systems security systems and building automation systems.
- Ensure compliance with all relevant safety regulations and standards and promote a culture of safety among the team.
- Maintain accurate records of maintenance activities including work orders equipment repairs and inventory management.
- Collaborate with external contractors to coordinate and schedule maintenance repairs and renovations.
- Stay updated on industry trends best practices and new technologies to continuously improve facility operations.
- Service Repair Maintain Monitor and Adjust HVAC systems to keep within allowable parameters.
- Provides direction and training to less experienced O&M Specialists.
- Plans selects and lays out required materials for service repair and preventive maintenance work.
- Works from drawings schematics blueprints job layouts or verbal instructions and operates a variety of tools and machines incidental to operations.
- Requisitions new supplies and equipment.
- Performs all work in accordance with established safety procedures.
- Is required to participate in an oncall rotation schedule to attend to emergency situations at the facility.
- Complies with all company policies and procedures and adhere to company standards.
- Perform other duties as required.
What we look for
Required:
- Requires twoyear technical degree or two years experience as an Operations & Maintenance Specialist or completion of an apprenticeship program.
- Proven experience in facilities operations maintenance or a related field with at least 3 years in a supervisory role.
- Requires indepth knowledge of various maintenance fundamentals sufficient to deal with service and repairs.
- Knowledge of the following trades/skills: electrical HVAC plumbing carpentry and general building maintenance
- Excellent leadership and communication skills with the ability to effectively manage a team.
- Strong problemsolving and decisionmaking abilities with a proactive approach to identifying and addressing issues.
- Detailoriented with excellent organizational and time management skills.
- Working on mission critical projects
- Knowledge of OSHA codes and regulations
- Working knowledge of Metasys (BMS) and low voltage control systems.
- Must be physically able to perform basic maintenance tasks to the highest caliber which includes ability to: climb ladders work in confined spaces lift heavy objects weighing up to 50 lbs. etc.
- Must be able to work varying shifts weekends holidays and special maintenance events as needed.
- Required to use a variety of hand and power tools or man lift.
- Requires Universal EPA Refrigeration Certification.
- May be required to possess a valid drivers license.
- Must be able to pass a thorough background check and subject interview.
