Facilities Manager- Residential Maintenance

Accountabilities: Strategy / Tactical Formulation: • Assist the Manager Facilities in setting objectives, plan development and performance review of facility operations from maintenance point of view. • Implements and manages the maintenance program based on best practices in the FM industry, with an emphasis on planning / scheduling and preventive/ predictive maintenance. • Identify opportunities for continuous improvement. Operational: • Continuously review and monitor the operations of facilities and systems with a view to minimizing unplanned downtime. • Anticipate and solve problems in a timely manner. • Monitoring and implementation of the SLA's / KPl's related to Facilities maintenance including follow up of contractual (operational) deliverables / obligations by the Service Providers to ensure added value and increased productivity while maintaining cost savings. • Plan and manage activities in accordance with the relevant standard operating procedures for day to day as well as for all emergency situations. • Conduct regular site visit to the properties and carry out thorough inspection and prepare site inspection report of defects / occupants complaints for corrective action. • Communicate with high level stakeholders and tenants on all matters related to Residential Facilities Maintenance. This task includes, but not limited to liaising and follow up with Landlord / outsourced Contractors to carry out necessary repairs and address deficiencies within the agreed SLA as per the contract. • Plan, organize, direct, coordinate and supervise functions and activities of Departmental maintenance personnel and out sourced staff by understanding and communicating the calls / requests from Users through Facilities Maintenance Software. • Plan, schedule and organize new building take over as well as return of old leased buildings in close liaison with the building owners. Manager Facilities- Residential Maintenance shall conduct a detailed snagging of new premises, ensuring the snags are rectified and the property meets the QR standards. • Successfully manage multiple priorities in a fast-paced, continually changing facility environment. • Monitor the use and inventory of spare parts, maintenance supplies and equipment and initiates reordering process. Purchasing: • Prepare documents for Procurement and Contracts with regards to purchase of routine items and for contracts with vendors employed for residential facilities maintenance. • Provide support to the Manager Facilities with the supply chain process implementation. Management & Leadership: • Establish the department or teams objectives and priorities to align with and support business objectives. • Regularly evaluate the department or teams objectives, plans, procedures and practices, and makes appropriate changes if needed. • Oversee and supervise employees. Direct daily activities, recruit, train, develop and discipline to ensure a high standard of service delivery. • Train and develop other employees, to ensure succession planning is in place. Environmental Competencies: • Contribute towards Qatar Airways Group Environmental Objectives and targets and the implementation and maintenance of the Environmental Management System. • Apply environmental knowledge and principles in your role, and incorporate this into business processes and decision making, to drive efficiencies and reduce environmental and operational risks. • Perform other department duties related to his/her position as directed by the Head of the Department. Qualifications About you • Relevant College or University qualification to min Bachelor’s level. • Degree from a recognized university in Engineering, Hotel Management, Tourism & Hospitality or Real Estate or in technical discipline. • 7 years of relevant experience in a similar position and capacity in a Facilities management environment ideally in managing residential buildings. • Excellent project management skills with ability to delivery projects within tight timelines. • In depth knowledge of property maintenance principles, procedures and standards, as applied to company facilities. • Excellent ability to analyze and interpret the needs to staff customers and offer appropriate solution within the ambit of laid down guidelines. • Strong interpersonal and communication skill and the ability to work effectively with a wide range of diver communities/ nationalities. • Very good command of English Language; Similar experience in a multicultural environment. • Managerial skills - Ability to delegate work, set clear direction and manage workflow. Strong mentoring and coaching skills. Ability to train and develop subordinate's skills. Ability to foster teamwork among team members. • Valid Qatari or a transferable driving license. • People management and basic leadership skills. • Strong knowledge of MS Office and should be IT knowledgeable.
