Position: Regional Asset Manager (Regional Property Manager)

Location: 1500 McConnor Pkwy Suite 250 Schaumburg IL 60173

Onsite: yes 5 days onsite; will have to travel across USA (at the least OH MA IA)

Base Salary: $80000$90000/yr

The Opportunity

We are seeking a Regional Asset Manager to join our growing team. The individual will be responsible for providing operations assistance to the companys portfolio of properties. The core focus will be on the real estates financial and operational performance which includes oversight of capital improvements and overall business plans of the properties. The candidate is responsible for the successful management of thirdparty property management associations reporting to investors/equity partners while serving as a liaison between operations accounting and property management.

The Role

The successful candidate must have strong management skills and thrive in a highly entrepreneurial social fastmoving environment. One must be an innovative and enthusiastic team player as the role demands strategic execution of directives according to legislative frameworks and policies. Expertise in financial analysis of multitenant commercial asset classes is mandatory.

Essential Duties

  • Provide oversight of the operating and physical performance of assigned multitenant properties within the portfolio; properties within the portfolio include a variety of asset classes.
  • Assist acquisitions department in property tax filings and vetting of potential acquisitions in their respective market/portfolio on an as needed basis.
  • Oversees the preparation and execution of operating and capital improvement budgets.
  • Ongoing review of assigned property and portfolio performance including weekly monthly quarterly and annual progress reports
  • Review proforma P & L statements and budget for capital expenditures
  • Review and recommended changes to marketing plans and annual operating budgets
  • Review and analyze requests for capital improvements submitted by property management
  • Work with various parties in performing tasks including property and construction management lenders brokers and other third parties
  • Project real estate performance by understanding specific asset characteristics interpreting historical operating results and understanding local supplydemand fundamentals as well as broad economic data
  • Conduct fieldwork (e.g. inspect assets visit rent and sales comps)
  • This position requires frequent travel across the States

Knowledge skills and abilities:

  • A minimum 8 years of operations experience is required including experience with underwriting / financial modeling and acquisitions and dispositions/sale of multitenant properties
  • Sound understanding of various real estate principles markets and state laws
  • Bachelors degree required Finance and Marketing background preferred
  • Ability to travel as required for effective oversight of Fund assets
  • Advanced knowledge of Excel
  • Conceptual knowledge of core business disciplines including real estate finance investment principles corporate finance and accounting
  • Strong problemsolving analytical and quantitative skills
  • Good oral and written communication skills able to express ideas and describe information in a clear and concise manner
  • Professional presence to interact with executive management
  • Ability to balance multiple projects simultaneously with demanding deadlines
  • Ability to operate with a high degree of flexibility and to adapt to changing demands
  • Ability to work effectively with diverse personalities to accomplish objective
  • Reliable selfstarter who can work well with limited direction
  • Initiative resourcefulness with strong attention to detail
