Job Summary

Proud organization that embraces family values is in search for a Real Estate/Due Diligence Paralegal that provides support to Trust attorneys with real estate transactions. The Real Estate/Due Diligence Paralegal summarizes and communicates due diligence issues to the Real Estate Development Leasing and Legal teams; and ensures accurate and timely review and preparation of due diligence and real estate documents.

Duties

  • Assist in the legal due diligence process ordering/obtaining and reviewing all title documents environmental reports and inplace leases.
  • Prepare title review environmental review and lease review memorandum and advises on development or other issues discovered. Obtains 3rdparty consents from sellers tenants adjacent landowners and other CC&R parties. Processes all invoices.
  • Assist with escrows for purchase transactions.
  • Responsible for closing purchase transactions obtaining needed signatures and executing closing documents.
  • Prepare and reviews all relatedparty leases (e.g. to Panda Express) and abstracts all new leases.
  • Prepare first draft of all nonrelatedparty leases (i.e. to third parties) lease amendments and lease renewals; and abstracts all new leases.
  • Prepare first draft of all thirdparty lease amendments and lease renewals
  • Revise and negotiates same as necessary.
  • Prepare first draft of all purchase and sales contracts.
  • Review and revise confidentiality agreements estoppel certificates thirdparty approval requests real estate postclosing items brokerage listing agreements etc.
  • Ensure all legal/due diligence information and documents are filed appropriately and in an organized manner to facilitate retrieval.
  • Assist in building and maintaining relationships with critical stakeholders both internal and external.

    Qualifications:
    Your background & experience:
  • Bachelors degree in Business Administration Law or related field
  • Paralegal certification strongly preferred
  • Minimum three years of relevant experience (e.g. real estate paralegal)
  • Successful completion of initial and periodically required trainings (including but not limited to store training Recognizing & Preventing Sexual Harassment training Conscious Inclusion training and Landmark Forum etc.)
  • Obtaining a valid Food Handlers Card within 30 days of employment is a requirement of this position.
This is a Hybrid position
Monday Tuesday Friday at office
Wednesday and Thursday at home
