1. Project Inception
Conducts market and competitor scan through first or secondary sources
(i.e. direct/ontheground survey online data). characteristics which includes but not limited to location accessibility general topography etc.
Assists in preparing for site analysis report by providing information
about sites characteristics which includes but not limited to location accessibility general topography etc.
2. Project Planning
Prepares Job Orders for required consultant
studies legal permits due diligence verification etc.
Monitoring and coordination with technical support groups
(Survey Planning Permits) to ensure delivery of project within schedule/deadline.
3. Project Implementation Sales and Marketing
Learn standard sales computation and those with special financing schemes.
Monitors sales forecast for the assigned project.
Sales computations issued to sellers and buyer should be precise and
with minimal or no errors.
Conceptualize and implement strategies that would best market and sell
the assigned projects. Marketing should effectively communicate to the desired target market of the project assigned. Establish and maintain the project brand while keeping In line with the township brand.
Conduct training/orientation about the project assigned to the sales force
Prepares Job Orders to Marketing Creatives in creation and
production of marketing collaterals.
Conducts meetings Interviews and trainings with sellers as needed Project Development
Generally responsible for the entire project development of the project assigned.
This would be in terms of documentation permits site development pricing development and other concerns.
Computes prices based on the existing pricelist and approved policy.
Understands the inventory management system from project uploading
to inventory maintenance.
Monitors the implementation of existing promos for sellers and buyers
Compute for NPV variances and recommend to management acceptable
options to facilitate sales.
Regularly conduct competitor research/ market scan to keep up to date
with products pricing payment terms and market trends.
Prepares Order to Construct (OTC) with accurate details of the mandated Instructions.
Conduct site inspections to keep up to date with progress of works on site and
give specific directions on how to Implement developments onsite taking into consideration permits finance.
Attend to all concerns of the JV. Prepare regular reports to the JV partner when applicable
4. Project Turnover
Assists in coordinating with different departments involved to establish turn over
schedule and turn over kits.
Assists in completing of the punch list and acceptance of units.
5. Property Management
Assists in coordinating with other departments in maintenance of the project.
Prepares documents in preparation for the formation of Home Owners
Association or Condo Corp.
Coordinates and attend to the needs/request of HOA/third party Property Management
concerning the developer
