Maintenance Mechanic III

Have experience in repairs and modifications as necessary that include plumbing, mechanical, electrical and building interior/exterior needs. Good understanding of applicable OSHA and applied codes are necessary. Candidates must have 7-10 years of hands experience performing routine to complex building maintenance tasks. Position requires good communication, comprehension, organizational and problem solving skills. Ability to climb ladders, lift 50 lbs. and articulate - maneuver body and tools in the field while performing job duties is required. Skills
The position will require individuals to perform routine to semi-complex building systems maintenance, repairs and replacement tasks. These tasks will include electrical, plumbing, HVAC and general building repairs. The position will require forklift and scissor lift use certifications with solid knowledge levels in operating maintenance support equipment such a power tools, pallet jacks, drain clearing equipment, various electrical circuitry testing devices and cutting tools. Candidates who have trades-crafts training in performing plumbing, HVAC, electrical or general building maintenance are highly encouraged to apply. General electrical system knowledge includes low to medium voltage electrical systems, lighting, replacement of power distribution components and use of electrical testing devices. Specific electrical knowledge includes the ability to interpret wiring diagrams, schematics and researching equipment/systems troubleshooting practices. Plumbing experience includes various piping repairs, fixture replacements, welding, metal fabrication, soldering, use of band saws, metal shears and drill presses are necessary. HVAC experience includes possessing solid air conditioning unit operations theory, troubleshooting and performing repairs up to replacing motors, electrical/controls components. More complex abilities such as replacing compressors, coils and circuit board are highly sought. Other related experience in repairing ductwork, replacing diffusers and thermostats is a plus. General building maintenance and repairs require experienced individual who can perform general wall, door, flooring, ceiling, modular furniture and cabinetry repairs and limited installations. Experience
Prefer candidates with 5-8 years of Facilities or property maintenance experience. Individuals with good basic to intermediate systems troubleshooting skills in electrical, plumbing and HVAC systems is highly preferred. Knowledgeable in use of hand, electrical or air actuated tools is good. Well rounded knowledge in proper use of PPE, adherence to safety guidelines and practices a must.

Education
Skills or trades credentials/certifications are preferred however not mandatory. Company or contractor based related educational courses will be reviewed land if applicable - accepted.
