Job Title: Junior Legal Advisor

Location: KOLKATA / BHIRBHUM / GIRIDHI / GOPALGANJ

Job Type: Fulltime

Experience: 2 to 4 years

Education: LL.B Degree


SHOULD HAVE LAND RELEATED EXPERIENCE


Responsibilities:

1. Title Searching/Investigation:

Conduct thorough title searches and investigations to verify property ownership.

Analyse and interpret legal documents related to land titles.

2. Due Diligence:

Perform due diligence activities including examination of registration offices BLRO searches and verification of land records.

Ensure compliance with legal requirements in land transactions.

3. Devolution of Title:

Trace the devolution of title from Revisional Settlement to present LR Record.

Provide advisory or legal opinions regarding the marketability of land titles.

4. Land Registration:

Facilitate the registration of land with the appropriate authority.

Liaise with relevant authorities for activities such as mutation conversion and other governmental processes.

5. Share Calculation of Owners:

Calculate and determine the equitable distribution of shares among multiple property owners.

6. Recognized LandRelated Documents:

Interpret and work with recognized landrelated documents such as RS ROR LR ROR Bengali Deed etc.

7. Portal Familiarity:

Navigate and utilize recognized platforms such as the BaglarBhumi website portal and the WB registration portal for legal research and documentation.

8. Drafting and Vetting:

Demonstrate proficiency in drafting legal documents and vetting contracts.

Ensure the accuracy and legality of all drafted documents.

9. Multilingual Communication:

Fluent in both Bengali and English languages for effective communication in legal matters.

Common Skills for Junior Legal Advisor:

Strong analytical and problemsolving skills.

Detailoriented with excellent research capabilities.

Effective written and verbal communication skills.

Ability to work independently and collaboratively in a team.

Understanding of local and regional land laws and regulations.


Qualifications:

LL.B Degree

2 to 4 years of relevant experience in Land and Court Matters.
