Job Summary

Construction Project Manager (Retail)
Do you still get real satisfaction from the work of building and from owning something that
matters when it opens At BodySpec youd own retail clinic buildouts end-to-end: GC selection
schedule budget permits opening day. Youd work directly with C-level senior leadership on
what opens when and where with decisions made in hours not committee cycles. Every clinic
you open is hundreds more people getting an honest read on their own body instead of
guesses from a bathroom scale. Were the countrys largest DEXA operator were executing on
a mission to end osteoporosis in America and were scaling faster than we can build which is
where you come in.

First-year Construction Project Managers (Retail) in Austin can expect to earn up to
$109500 in total cash compensation plus equity.


Youll Love This Job If You Have:
Calm Many-Thread Operator: You can hold 510 active projects in your head at once
and not lose track of any of them. When a permit stalls or a contractor goes sideways
you dont get rattled you triage re-plan and keep moving. Sloppy handoffs and
forgotten follow-ups make you uncomfortable.
Field-Forged Credibility: Youve been on the GC side or worked closely with one so
you speak trades fluently and you treat field crews like the people actually getting the
work done. You can read a drawing set push back on a change order with specificity
and a foreman would rather work with you than around you.
Diplomatic Firmness: You read when pressure will actually move things and when itll
just burn a relationship and you pick correctly most of the time. Youre not mean and
youre not a pushover. GCs and architects respect you because youre decisive fair and
dont waste their time.
Schedule and Budget Discipline: Dates and dollars are sacred to you. You track every
active project against its baseline you catch slips before they compound and you dont
let a change order pass without understanding what it does to schedule. When you
commit to an opening date you mean it.
Ownership of the How: Once leadership tells you where and when a clinic needs to
open you dont come back with questions you come back with a plan a budget and
a timeline. You bring decisions to leadership not problems.


What Will You Do
Own clinic buildouts end-to-end from kickoff to opening day schedule budget scope
GC selection vendor management
Manage GCs and MEP subs across multiple active builds holding everyone accountable
to dates and dollars
Coordinate with architects on drawing sets RFIs and design changes keep design
decisions from stalling construction
Drive permits inspections and landlord coordination chase down the unsexy stuff so
projects dont stall
Travel to active build sites as needed to walk the work meet with GCs in person and
verify progress with your own eyes
Hand off finished builds to our operations team coordinate signage equipment install
IT and opening prep so day-one runs smoothly
Report status blockers and burn to leadership in real time so we never get surprised


Requirements
3 years as a Construction Project Manager with 23 multi-site retail healthcare or
restaurant buildouts youve personally driven from kickoff to opening
GC or assistant-GC background youve been on the contractor side not just the
owners-rep side
Fluent in the language and timelines of MEP framing finishes permits and inspections
Based in Austin and able to travel to active build sites as needed
Comfortable working with leadership in real time daily updates and quick decisions
not weekly status reports
Ability to thrive with direct unfiltered feedback well tell you exactly what you need to
improve


Compensation
Base Salary: $100000
Performance Bonus: Up to 7% of base salary annually ($7000) half paid in cash
($3500) half in stock options
Team Revenue Bonus: $500/month when we hit monthly goals ($6000 annually we
hit our goals 9 out of 12 months in 2024)
Total Cash Compensation: Up to $109500
Equity: Stock options through performance bonus and additional grants based on
performance

All team members regardless of position are eligible for additional stock option grants and profit
sharing based on performance. We expect both cash and equity compensation to grow as the
company scales.
