MARKETING & TRAINING ASSOCIATE
Location: 2 Lakeshore Center Bridgewater MA
Salary: $65000- $75000 base with bonus potential

JOB SUMMARY
The Sales & Training Manager is responsible for driving leasing performance across the portfolio by assisting coaching and developing onsite teams. This role partners closely with the Director of Marketing & Training to identify opportunities elevate execution and ensure consistency across all communities.

This position focuses on assessing property performance improving leasing effectiveness and delivering impactful trainingwhile also supporting marketing execution at the site level including social media signage and reputation management.

CORE RESPONSIBILITIES
  • Leasing Performance & Property Support
  • Evaluate property performance through onsite visits reporting and KPI analysis (traffic tours closing ratios occupancy trends).
  • Identify opportunities for improvement and implement actionable leasing strategies.
  • Support onsite teams in driving urgency increasing conversions and achieving occupancy goals.
  • Conduct regular property audits and brand walks to ensure execution aligns with company standards.
Training & Development
  • Assist with training programs for onsite teams including:
  • Leasing process and closing techniques
  • CRM systems and lead management best practices
  • Customer experience and communication (soft skills)
  • Facilitate both in-person and virtual training sessions.
  • Support onboarding and ongoing development of new hires (Leasing Consultants APMs etc.).
  • Reinforce company standards best practices and performance expectations.
  • Provide ongoing coaching and feedback to improve individual and team performance.
Marketing Execution & Support
  • Support onsite teams in executing marketing initiatives at the property level including:
    • Social media strategy and content creation (Instagram Facebook etc.)
    • Creation of signage and marketing collateral using platforms such as Canva
  • Provide guidance on reputation management including review generation strategies and response best practices.
  • Partner with onsite teams to ensure effective use of marketing tools to drive traffic and engagement.
  • Assist with identifying opportunities to enhance curb appeal signage placement and overall property presentation.
Marketing Collaboration & Strategy Execution
  • Collaborate closely with the Director of Marketing & Training to align leasing execution with marketing initiatives.
  • Provide feedback from the field on lead quality CRM performance and traffic trends.
  • Support rollout of marketing campaigns leasing contests and engagement initiatives.
  • Ensure onsite teams are effectively leveraging CRM systems social platforms and reputation tools.
KEY SUCCESS FACTORS
  • Ability to drive leasing results through people
  • Strong balance of sales training and operational execution
  • Confident communicator who can influence and motivate teams
  • Highly organized with the ability to manage multiple properties and priorities
QUALIFICATIONS
  • 3 years of experience in property management leasing or related field
  • Strong understanding of leasing metrics and sales performance drivers
  • Working knowledge of:
    • CRM platforms (lead management reporting follow-up workflows)
    • Canva or similar design tools for marketing collateral
    • Social media platforms and content strategy
    • Reputation management platforms (Google etc.)
  • Excellent communication and presentation skills
  • Ability to analyze performance data and translate into actionable strategies
  • Proactive solutions-oriented mindset with strong organizational skills
  • Routine travel to properties required
