POSITION SUMMARY:

The Maintenance Manger provides and oversees maintenance and housekeeping services for the retail location. This involves management of the site Maintenance and Housekeeping staff to include on-going preventive maintenance corrective maintenance projects and routine maintenance services for building equipment support systems grounds and the ability to uphold high Brand standards for cleanliness. Areas of responsibility include full scope of the retail property.

ESSENTIAL FUNCTIONS:

• Schedules updates and provides quality assurance of the preventative maintenance program.
• Provides adequate means to fulfill repair maintenance for the building and equipment by setting up contracts maintaining adequate spare parts and special tools and ensuring staffing levels are correct to support the organization.
• Responsible for the day-to-day operations of Maintenance and Housekeeping staff.
• Establish standards and procedures for daily housekeeping and public space.
• Conduct regular inspections of work areas to ensure that they are clean and safe.
• Maintain high attention to detail as it pertains to overall cleanliness and Brand standards.
• Submit to management recommendations for painting repairs furnishings relocation of equipment and reallocation of space.
• Manage the inventory of cleaning supplies and equipment ordering supplies as needed and maintaining records of supplies used.
• Work order request priorities scheduling completion and reporting.
• Oversee associate payroll hiring reviews performance management and coaching.
• Manage supporting contractors and enforcing completion of service tickets.
• Manages assigned budgets.
• Supervise the following staff: general maintenance and housekeeping.
• ALL OTHER DUTIES AS ASSIGNED

EXPERIENCE/QUALIFICATIONS:

• Minimum Degree Required: Requires a minimum of a high school diploma or equivalent high mechanical ability.
• Experience in maintenance related work fields.
• Demonstrated skill in various building trade good customer service attitude polite engaging and courteous demeanor.

KNOWLEDGE SKILLS AND ABILITY:

• Ability to read and analyze certain reports. Ability to write reports and business correspondence.
• Ability to effectively present information and respond to questions from Managers associates customers and the general public. Ability to conduct meetings and presentations to groups.
• Demonstrated strong interpersonal skills. Ability to establish and maintain effective working relationships with co-workers associates customers and with the Corporate Staff.
• Maintain partnerships with Basecamp leaders including but not limited to Facilities Risk Management and Safety.

PHYSICAL REQUIREMENTS:

• Must be in a physical condition with no limitations due to lifting requirements and willing to work outdoors in inclement weather must also be willing to work with and oversee the work of others.
• Requires continuous use of gross motor skills near/far vision color definition hearing and speech. Requires frequent standing walking lifting up to 80 lbs carrying up to 25 lbs eye/hand coordination stepping up and down climbing up to but not limited to 30 feet from the floor use of fine motor skills works in difficult and confined spaces pushes pulls or utilizes manual and bi-manual dexterity.

INDEPENDENT JUDGEMENT:

Develops objectives and general policies and procedures for a specific program or functional area of responsibility within the general scope of established operational goals and plans. Day-to-day work and decisions do not require direction or review by immediate supervisor. End results are reviewed by supervisor.
