Job Summary

JOB TITLE: Painter

REPORTS TO: Area Property Manager or Community Manager

Department: D14 - Leasing Operations

FLSA Status: Hourly/Overtime Eligible Full/Part Time


POSITION SUMMARY:


The Painter is responsible for delivering high-quality interior and exterior painting services across apartment communities and corporate facilities. Working closely with the Leasing and Maintenance Departments the Painter ensures that units are prepared in a timely manner for new residents and that the property maintains a clean professional appearance. This role requires attention to detail time management and a commitment to craftsmanship.


Job Duties & Responsibilities:

  • Communicate regularly with Leasing and Maintenance teams to determine painting needs and priorities.
  • Review and carry out work orders and project assignments efficiently and accurately from within our Property Management software platform AppFolio
  • Communicate effectively using Microsoft Office Suite including MS Outlook MS Word and MS Teams for messaging and online meetings.
  • Prepare surfaces for painting by washing walls repairing drywall filling holes/cracks with putty and sanding for a smooth finish.
  • Remove old finishes using appropriate tools and methods such as scrapers chemical compounds or heat guns.
  • Apply primer sealers and paint using brushes rollers or sprayers to interior and exterior surfaces.
  • Mix and match paints stains and finishes according to project specifications.
  • Cover floors trim fixtures and furniture using masking tape drop cloths and other protective coverings.
  • Remove and reinstall hardware such as doorknobs and switch plates as needed during prep and finishing.
  • Maintain an organized inventory of paint supplies brushes rollers tarps and other equipment.
  • Clean tools equipment and work areas using water solvents or other cleaning agents after each use.
  • Estimate material and labor requirements for painting projects as needed.
  • Ensure compliance with all safety protocols company policies and local/federal regulations.


Requirements

QUALIFICATIONS:


Education and Work Experience

  • Minimum 1 year of painting experience preferably in residential multi-family or commercial environments.
  • Proficiency in using brushes rollers and spray equipment.
  • Strong knowledge of painting preparation application techniques and surface finishes.
  • Ability to prioritize and manage multiple tasks with minimal supervision.
  • Professional appearance and customer service skills when interacting with residents and staff.
  • Valid drivers license and reliable transportation (if required for travel between sites).
  • Must be dependable detail-oriented and safety-conscious.
  • An understanding of and adherence to Fair Housing Practices.


Physical Requirements:

  • Ability to stand walk bend kneel climb ladders and crouch for extended periods.
  • Must be able to lift and carry up to 50 pounds.
  • Comfortable working on ladders or scaffolding and in various indoor and outdoor environments.
  • Exposure to paint fumes solvents dust and variable weather conditions.
  • Manual dexterity and visual acuity to handle tools and perform precision work.

Work Schedule:

This position requires the ability to work up to 40 hours per week typically during normal business hours Monday Friday 8:00 AM 5:00 PM with occasional weekends and hours outside of that range as business necessitates. Must be available during high-turnover periods especially at the beginning and end of each month.


Work Environment:

Work is performed in a variety of indoor and outdoor settings including occupied and unoccupied apartment units common areas stairwells hallways maintenance rooms and exterior building surfaces. Exposure to paint fumes dust cleaning chemicals and other airborne particles is common. May be exposed to varying weather conditions while working on exterior projects. Work may involve noisy environments and occasional contact with residents requiring professional and respectful interactions. Protective equipment such as masks gloves and goggles may be required depending on the task. Fast-paced environment especially during high-turnover periods (e.g. beginning/end of month) with shifting priorities and time-sensitive deadlines.
