The Sr. Commercial Loan Officer is an external sales role which focuses on growing a Commercial portfolio through building new customer relationships. This job meets or exceeds annual sales revenue volume & new customer objectives. The Sr. Commercial Loan Officer maximizes profitability revenue and retention of new relationships by cross selling the full range of products and services. This job is the primary contact for developing new client relationships while managing existing Customer relationships
CRE Commercial Loan Officer Responsibilities:
- Originate and structure commercial real estate loans including (retail industrial multifamily office and mixed-use properties)
- Establish and maintain relationships with developers attorneys brokers and various CRE industry networking sources
- Analyze financials cash flows rent rolls operating statements collateral market data for sound credit decisioning
- Work with internal business partners to complete credit discussion or approval memos
- Negotiate loan terms and coordinate closings with outside legal counsel and internal underwriting teams
- Monitor loan portfolio performance and ensure compliance
- Meet or exceed annual production and portfolio growth goals while maintaining sound credit quality and acceptable ROE
- Operate well within a high paced environment and collaborate with multiple team members
- Experience with secured construction term and multi-asset pool lending
- Familiarity with loan documentation and regulatory requirements
Depth & Scope:
- Works independently to develop new business with prospects that have the largest and most complex credit needs
- Maintains established market presence and extensive network of outside referral sources of new business
- Understands how to structure the most complex deals
- Prepares basic management reports summarizing loan activity
- Meets regularly with internal referral sources to establish business relationships and develops network of outside referral sources for new business
- Compiles necessary data and information to begin financial analysis
- Negotiates specific terms and conditions within parameters defined by credit decisions
- Finalizes loan agreements with prospects and Customers and closes sales
- Contributes and provides input to loan decision process based on evaluation of credit risk and other key factors from Credit Management
- Assists in the development of less experienced loan officers
- Educates Branch Managers and staff about products and the lending process
- Communicates credit decisions to prospects and negotiates specific terms and conditions for loans within parameters defined by credit decisions
- Responsible for growth goals (loans deposits fees) both individually and assisting the team through development of new Commercial Customers and cross selling existing Customers as well as an established network of resources
Education & Experience:
- 4 year degree or equivalent experience
- 10 years related experience
- In-depth understanding of commercial industry business development techniques and credit decisions
- Proven business development track record with proven ability to conceptualize and implement effective new business strategies
- Extensive network of outside referral sources for new business
- Excellent credit and financial analysis skills
- Refined negotiation skills
- Proven communication skills both verbal and written
- Proven PC skills
- Membership in civic and professional organizations required

- Provides the highest level of Customer service when dealing with internal partners vendors or our Customers - WOW at every opportunity

- Ensures processes policies and procedures are designed in compliance with TD Risk Appetite
- Successfully completes all required job specific compliance-related training
- Understands utilizes and follows Compliance/Risk and control programs
- Consults with all risk functions in the development and documentation of policies procedures and controls for all department processes
- Ensures ongoing compliance with internal / external audit and regulatory requirements
- Provides prompt and comprehensive response to all external audit regulator and compliance requests and findings
- Maintains appropriate records of action plans
