aparto is the PBSA and flex living operator of Hines. Headquartered in the UK it manages over 7000 beds across Europe with a projected growth of an additional 8000 beds over the next three years. Specifically within the Iberian Peninsula aparto currently manages 1616 beds in Barcelona and plans to open 1600 new beds across Valencia Madrid and Porto in 2027/2028. aparto focuses on creating and delivering the best possible experience providing safe and fun places to live and work.

Responsibilities

The assets General Manager will be responsible for overseeing all daily operations to ensure a safe welcoming and efficient environment for residents.

This role requires strong management skills excellent decision-making abilities and a customer-oriented approach. The General Manager is responsible for coordinating all essential functions to offer first-class service to our clients and residents. This includes managing both internal departments and external service providers within the student housing.

Additionally they will actively participate alongside the sales team in marketing and commercializing the property.

aparto offers a warm welcoming fun and exciting place to live. Therefore we are looking for a dynamic versatile individual with skills in managing people teams clients and suppliers.

  • Develop the annual Business Plan in collaboration with Operations and Sales management. Monitor the plan through weekly forecasts.

  • Manage contract negotiations with suppliers and partners.

  • Actively participate in the commercialization of residence services for both B2B and B2C clients via various sales platforms.

  • Implement strategies to increase operational efficiency and reduce costs where possible.

  • Review and analyze monthly reporting with the finance team for reporting to ownership.

  • Manage teams training and job satisfaction alongside Operations Management.

  • Coordinate and follow up on the Annual Occupational Risk Prevention Plan.

  • Work on continuous quality improvement through analysis and execution of action plans.

  • Oversee daily operations: check-in check-out cleaning incidents maintenance etc.

  • Maintain operational contact with B2B clients and follow up on agreements during their stay.

  • Coordinate and support events held at the establishment.

  • Comply with ESG policies and manage/supervise sustainability certifications.

  • Ensure compliance with local and/or national legal requirements regarding the activity.

  • Guarantee a warm and welcoming environment for clients employees and visitors.

  • Ensure the residence provides a safe environment for living and working.

Qualifications

Minimum Requirements include:

  • Degree in Hospitality Management or similar.
  • Extensive experience as a General Manager in student residences or flex living.
  • Proficiency in hotel management tools MS Office suite and web sales platforms.
  • Commercial skills and team management.
  • High level of English Portuguese and Spanish (spoken and written) is essential. Proficiency in additional languages is a plus.
  • Knowledge of the Portuguese market especially Porto is highly valued.
