Role Summary

The Manager Capital Coverage plays a pivotal role in supporting JLLs APAC Capital Markets team by driving investor intelligence executing real estate transactions and fostering strategic client relationships across the region. This position blends advanced financial analysis disciplined data management and proactive market insight to enhance capital placement outcomesmaking it ideal for a capital markets professional who excels in quantitative rigor while embracing the strategic relationship-driven nature of investor coverage. The successful candidate will thrive in a dynamic AI-augmented real estate environment leveraging both data and dialogue to deliver impactful results.

Key Responsibilities

Deal Execution & Financial Analysis

• Build maintain and audit complex real estate financial models in Excel (including cash flow projections IRR/NPV calculations leverage structures and sensitivity/scenario analyses).

• Support live transactions through underwriting due diligence coordination investment committee memos BOVs pitch books and marketing materials.

• Analyse asset-level performance leasing assumptions and market comparables to inform pricing and positioning strategies.

Capital Coverage & Investor Intelligence

• Maintain and continuously enhance JLLs APAC investor database capturing mandates return hurdles sector/geographic preferences and transaction history.

• Track and update client interactions pipeline activity and deal feedback in Salesforce and other internal systems.

• Support targeted investor outreach by preparing tailored updates offering memoranda and distribution lists aligned with live opportunities.

Market Insights & AI-Enabled Intelligence

• Identify emerging investment themes capital flows and cross-border opportunities across office retail logistics and alternative sectors.

• Leverage AI-powered tools and data platforms to extract synthesise and visualise market trends investor behaviour and competitive dynamicsenhancing speed and accuracy of insights.

Key Requirements

• 57 years of experience in real estate capital markets investment sales advisory or institutional investor coverage.

• Demonstrated expertise in real estate financial modelling (Excel) and creating high-impact client presentations (PowerPoint).

• Proven experience managing end-to-end deal processes and coordinating internal/external stakeholders.

• Strong understanding of core and alternative real estate sectors across APAC markets.

• Proficiency in CRM systems (e.g. Salesforce) and structured data management.

• Familiarity with AI-driven analytics tools (e.g. CoStar AI Cherre Tableau Power BI or internal LLM platforms) and ability to apply AI to automate research enrich datasets or generate investor insights is required.
