Description:

JOB DESCRIPTION SUMMARY:

The Zoning Inspectoris responsible forinvestigating alleged violations of the county regulations to achieve compliance with the applicable regulations. Negotiate acceptable resolution of violations by employing advanced conflict resolution and negotiation skills and creative solution-oriented decision-making processes. Research evaluate process and present to Boards and Commissions.

SCHEDULE:

This positionoperateson a four-10 orfive-8 hourschedule working 40 hours a week. Schedule is flexible and open to discussion.

COMPENSATION:

Hiring Range:$26.40-$29 USD Hourly.

Compensation will bedeterminedbased on educationexperienceand skills.

ESSENTIAL DUTIES:

  • Respond to complaints of alleged zoning violations. Conduct site inspections and issue violation notices whenappropriate. Work closely with County Attorneys Office toprosecute zoning violation cases. Collect evidence andmaintaincase files for county and district court. Make court appearances as case manager or expert witness. Involved in county mediation of zoning cases toattemptresolution of difficult issues. Assess whether a violation exists. Decide whether coordination with another department is necessary.Identifyhealth and safety issues.

  • Coordinate with the County Attorneys Office to prosecute zoning violations. Collect evidencemaintainfilesand present testimony in county and/or district court.

  • Provide technical planning and zoningassistanceto county residentsbusinessesand county departments. Receive and respond to inquiries. Provide information concerning government regulations zoning and general planning information based on comprehensive knowledge and interpretation of county resolutions and regulations.

  • Confer with various parties in public and private meetings on land use and zoning matterspertaining todevelopment proposals or other land planning or zoning. Coordinate and conduct public meetingspertaining tozoning violationsor issues. Negotiate and mediate between differingobjectivesand opinions of affected parties.

  • Research and interpret zoning regulations official developmentplansand other documents. Educate and counsel citizensregardingtheir intentrelevanceand application.

  • Use computerized data entry equipment and various word processingspreadsheetand/or file maintenance programs to enter store and/or retrieve information. Develop files andmaintaindatabases of demographic information.

  • Respond to citizen inquiries. Attend homeowners association and other public meetings to enhance awareness and provide education.Determinewhether an issue of concern is a zoning violation or a covenant-related issue.

  • Other duties and responsibilities as assigned.

Minimum Qualifications:

Experience:One yearrelated work experience

Education:High School Diploma or GED

*Note: An equivalent combination of education and experience is acceptable.

Preferred knowledgeskillsand abilities:

  • Strong understanding of zoning codes land use policies and development regulations.

  • Ability to investigate complaints conduct site inspections anddetermineregulatory compliance.

  • Experience collecting evidencemaintainingcase files and supporting legal proceedings related to code enforcement.

  • Ability to prepare staff reports and present recommendations to boards commissions or public meetings.

  • Skill in negotiating and mediating disputes between property owners residents and other stakeholders.

  • Ability to review development plans technical documents and site plans for compliance with regulations.

  • Experience working with attorneys planners and other government departments to resolve regulatory issues.

  • Ability to clearly explain zoning regulations and planning policies to residents businesses and stakeholders.

  • Skill in researching interpreting and applying zoning codes official development plans and county resolutions.

  • Experience using databases spreadsheets and document management systems tomaintainrecords and case files.

  • Strong customer service skills with varying levels of stakeholders.

  • Strong written and oral communication.

  • Ability to manage conflict and prioritize time management well.

Additional Job Information:

  • A valid Colorado drivers license is required for positions that drive on County Business in either a county or personal vehicle within 30-days of hire or beginning to serve as an intern or volunteer.
