We are seeking a skilled and reliable Property Maintenance Technician to join our property management this role you will be responsible for the day-to-day upkeep routine maintenance and minor repairs across our portfolio of residential and/or commercial properties. You will serve as the primary point of contact for tenant maintenance requests ensuring all issues are resolved quickly and professionally.
- General Repairs: Perform minor plumbing (fixing leaks unclogging drains) electrical (replacing outlets switches light fixtures) and carpentry tasks (repairing doors fences and cabinets).
- Unit Turnovers: Coordinate and perform "make-ready" tasks to prepare vacant units for new tenants including painting drywall repair and appliance testing.
- Preventative Maintenance: Conduct regular property inspections to identify and address potential issues before they become major repairs. Replace HVAC filters check smoke detectors and inspect roofs/gutters.
- Tenant Relations: Respond promptly to maintenance work orders and interact with tenants in a friendly professional manner.
- Vendor Coordination: Assist the property manager in obtaining bids and supervising specialized contractors for large-scale or licensed projects.
- Emergency Response: Participate in an on-call rotation to handle after-hours maintenance emergencies (e.g. pipe bursts lockouts).
Requirements
- Experience: Minimum of 25 years in general maintenance construction or a related field.
- Technical Proficiency: Strong working knowledge of basic plumbing electrical and HVAC systems.
- Tool Mastery: Proficient in the safe use of common hand and power tools.
- Physical Stamina: Ability to lift up to 50 lbs climb ladders and work in tight spaces like crawlspaces.
- Logistics: Valid drivers license and a clean driving record. Reliable transportation to travel between property sites is required.
- Communication: Excellent verbal and written communication skills for documenting work and interacting with staff and tenants.
- Electronic: Basic knowledge of computers and Office software.
