Job Summary
Job Title: Project Manager I
Job Duties: Plan schedule and coordinate all phases of construction projects including cost accounting and billing procedures procurement and liaison with owners architects subcontractors and suppliers. Hold progress planning and safety meetings with all project stakeholders on a regular basis. Assume overall responsibility for startup activities on the project. Work with the superintendent on matters such as site security temporary power utility connections placement of office trailers locations for stored materials etc. Work closely with the superintendent suppliers trucking companies and municipal police to schedule deliveries at specific hours during the day and night to minimize the disruption in traffic. Perform a detailed review of subcontractor bids for buyout purposes and awards subcontracts when negotiations have been concluded. Ensure that subcontractors have all the required bonds and insurance policies in place before allowing work to begin. Resolve problems as they arise regarding interpretation/administration of the contracts. Approve all subcontractors work for partial and/or full payment approving and coding invoices and signing pay requests. Monitor subcontractors and vendors for adherence to performance and payment obligations under the agreement and make timely notifications to Risk Management or the surety as required. Review and approve daily time sheets to ensure accurate job cost data. Assist in establishing and maintaining job cost reporting in accordance with company policy. Schedule and coordinate all resources needed to complete the project. Work with the Scheduling Department to develop a master construction schedule outlining the sequence of work to be performed. Ensure that all terms and specifications in the contract are being met. Inspect work in progress at frequent intervals to ensure that work put in place is in accordance with the plans and specifications. Document construction problems and deficiencies encountered for future reference. Provide leadership to the project team to promote safety quality teamwork respect and efficiency. Ensure all company policy OSHA and contractual requirements are met. Read and interpret Owners drawings and specifications ensuring that AB&R staff and subcontractors understand all the specific job requirements. Ability to forecast cost for self-performed work and to determine labor and equipment resources are in line with project needs.
Minimum Requirements: Masters degree in Civil Engineering Architectural Engineering or related field and 2 years of experience working with semiconductor manufacturing facility construction. Experience must include: Execution of semiconductor fabrication plant construction projects including cleanroom environments utility systems and process tool integration; Planning and managing ISO class cleanroom buildouts facility interfaces and semiconductor tool installation including vibration alignment and hook-ups; Building and maintaining integrated schedules using Primavera P6 and Microsoft Project run pull planning and drive constraint removal with trades and original equipment manufacturer (OEM); Implementing cost control value engineering contingency management and risk registers with mitigation plans; Leading Quality Assurance and Quality Control (QA/QC) programs; Coordinating commissioning agents and facility operations for turnover; Utilizing Building Management System (BMS) integration alarms and trending to monitor critical facility assets improving system reliability; Utilizing Programmable Logic Controllers and Supervisory Control and Data Acquisition (PLC/SCADA) interfaces for facility systems; and Utilizing High-voltage and medium-voltage distribution UPS/generators grounding/bonding for sensitive tools and power quality basics.
