Senior Voids Supervisor
Location: Gillingham
Contract: Full Time Permanent
Salary: Up to 46000 per annum plus company van & fuel card
Hours: 42.5 hours per week (8:00am 5:00pm Monday to Friday)
We are currently seeking an experienced Senior Voids Supervisor to provide operational leadership across a social housing contract in Gillingham. This is a senior office and fieldbased role with responsibility for overseeing the delivery of all Void related works including all associated documentation KPIs and Trackers
You will play a key role in leading operational delivery supporting and guiding supervisors and operatives and ensuring service performance compliance and customer satisfaction are consistently achieved. This is an excellent opportunity for an established supervisor ready to take on broader responsibility within a stable longterm contract and make a tangible impact within the community.
Key Responsibilities
- Provide senior oversight of the daytoday delivery of Void works across occupied properties
- Ensure all works are completed safely efficiently and to required quality standards
- Carry out regular site visits to monitor performance resolve operational issues and ensure resident satisfaction
- Allocate and oversee resources and operatives to meet service targets and contractual obligations
- Manage work schedules and priorities to minimise disruption to residents
- Ensure full compliance with Health & Safety regulations COSHH and company procedures
- Carry out quality inspections and ensure corrective actions are implemented where required
- Lead support and performancemanage a team of operatives providing coaching and guidance
- Identify training needs and support the development of team members
- Enforce HR policies relating to attendance conduct grievance and performance management
- Oversee company assets including vehicles tools PPE and van stock
- Monitor materials usage and procurement to support costeffective operations
- Use system reports to track performance resource deployment and asset condition
- Act as a senior point of contact for residents ensuring professional communication and effective issue resolution - REMOVE
- Liaise with client representatives subcontractors and suppliers to coordinate service delivery
- Participate in a 1in2 or 1in3 outofhours callout rota supporting a 24/7 repairs service
- Support contract mobilisation compliance audits and continuous service improvement initiatives
- Assist with budget control forecasting and identifying operational efficiencies
- Provide supervisory cover during periods of absence or increased operational demand
- Attend toolbox talks training sessions and formal company meetings
- Ensure all activities reflect company values and maintain a professional image at all times
Role Criteria
- Proven experience in a Void Maintenance Supervisor or similar supervisory role within housing or property maintenance
- Experience within the Social Housing Repairs sector including Damp and Mould surveys and repair specifications
- Demonstrable experience managing monitoring recording and reporting Health & Safety and compliance activity
- Strong background in delivering planned and reactive maintenance in occupied properties
- Full valid UK driving licence
- Sound knowledge of Health & Safety legislation including COSHH
- Working knowledge of Schedule of Rates
- Excellent interpersonal and communication skills
