Reliability Technician III - 1st Shift

Position Overview

POSITION PURPOSE:

Tomaintainthe corporate facilities to the best practical standards andenhancethe experience of Shaw Associates working in the facilities

POSITION EXPECTATIONS:

Execution of assigned tasks and duties with focus on:

Safe work practices High quality precision work with a customer service orientation in support of Great Products & Service Adherence to standards and best practice application acquired through training and work experience Grow in knowledge of maintenance practices and equipment performance understanding their impact on manufacturing processes and business objectives Provide feedback on job assignment needs and improvement opportunities with peers and leadership

POSITION DUTIES & TASKS:

ELECTRICAL:

  • General Knowledge of lighting systems and timers in office areas
  • Lighting installation for 277V systems
  • Emergency Lighting Installation and quarterly checks
  • Able to run and connect electrical wiring up to 480V
  • Wiring installation for new electrical circuits to include lighting poweroutletsand circuit breakers
  • Data cable relocations within offices no punch downs
  • Installation of new circuit breaks asrequired

PLUMBING:

  • Install faucets flush valves and batteries
  • Unclogging drain lines for sinks toilets and floor drains
  • Adding and Replacing water lines (2 or less)
  • Water heater replacement/repair
  • Insta-Hot installation
  • Replacing toilets

FIRE PROTECTION:

  • Fire Alarm Testing
  • Flow testing for sprinkler lines
  • Riser inspections
  • Fire extinguishers

CARPENTRY:

  • Metal and wood wall framing
  • Rubber and wood base installation
  • Ultra Wall modifications/relocations
  • Custom Carpentry ( sample shelving cubbies etc.)
  • Painting walls doors monumentsigns parkinglot striping of small areas etc.
  • Installation of Marker Boards
  • Installation of TVs

METAL FABRICATION & WELDING:

  • Minor metal repairs
  • Small fabrication projects ( and shelving)

FLOORING:

  • Floor leveling
  • Floor demo to include soft surface andhard surface
  • Flooring installs forsoft surfaceandhard surface

HVAC:

  • Basic trouble shooting and repairs for split systems and roof top units (RTUs)
  • Replace filters
  • Belt changes

DOORS AND LOCKS:

  • Installation and repair of door locksets
  • Installation of panic bars and closures
  • Installation of knock down frames
  • Installation of doors
  • Installation of window lights for doors

FURNITURE MOVING:

  • Moving of desks chairs files cubicles couchesand other miscellaneous items

SOFTWARE SKILLS:

  • FM Systems Shaws workorder system
  • P-Card reconciliation onweb-basedprograms (Currently US Bank)
  • Oracle Fusion requisitions

POWERED INDUSTRIAL TRUCK OPERATOR

  • Certified to drive lift trucks scissors lifts and articulating boom lifts

SNOW REMOVAL:

  • Remove the snow from the parking lots at the corporate campus

PREVENTATIVE MAINTENANCE:

  • Schedule maintenance for Shaw vehicles
  • Schedule andperformroutineinspections onbackup generators for corporate facilities
  • Replace UPS batteries

MISCELLANEOUS DUTIES:

  • Raise and Lower Flags at corporate locations
  • Remove and replace recycle bins at the corporate locations

Maintain facilities and support building systems and equipment office and common areas to highest reasonable performance levels to include mechanical and electrical systems including but not limited to:

  • Perform general facility upkeep such as moving furniture replacing ceiling tiles painting and completing other office and breakroom maintenance tasks as needed to support a safe clean and functional work environment.
  • HVAC units pumps fans and air handlers.
  • Plumbing and piping for water and breakroom utilities.
  • Electrical systems including panels breakers lighting and outlets.
  • Facility fixtures such as doors gates dock equipment and battery chargers.
  • Breakroom and support equipment (appliances exhaust systems ceiling fans).Troubleshoot and execute repairs of equipment causing or contributing to safety comfort and functionality of facilities opportunities and issues
    • Communicate findings identifying potential causes and correction steps to facilities maintenance leadership
    • Differentiate between cause types when troubleshooting among mechanical and electrical contributors
    • Communicate findings identifying potential causes and correction steps to facilities leadership
    • Verify and provide feedback on needed updates to electrical schematics

Execute and provide feedback on proactive maintenance plans on assigned equipment to include:

  • Preventive Maintenance (PM): Inspect and service building systems such as HVAC units lighting plumbing doors gates and breakroom appliances. Replace components on defined schedules lubricate moving parts and ensure systems run safely and efficiently.
  • Predictive Maintenance (PdM): Use infrared thermography to check electrical panels breakers and motors. Collect oil samples from HVAC compressors or pumps for outside analysis. Apply basic ultrasound or audible checks on fans bearings and piping to detect issues early.
  • Condition Maintenance (CM): Repair or replace components identified through PM and PdM activities. Examples include replacing worn belts on air handlers fixing leaking plumbing or updating schematics for electrical panels when modifications are made.
  • Diagnose and repair issues impacting the safety comfort and functionality of office spaces breakrooms and support areas.
  • Identify whether failures stem from mechanical systems (HVAC plumbing doors gates) or electrical systems (lighting outlets breakers equipment wiring).
  • Record findings and communicate root causes and corrective actions to facilities leadership. Execute assigned or scheduled work orders in support of projects and process improvement (PI) efforts identified as critical to business objectives.

Mentor Reliability Techs/Elect C D & II in development of needed skills while continuing to strengthen personal skills through assisting Reliability Tech As Reliability Electrician IVs-Vs in installation upgrades and removal of general mechanical and electrical systems

CRITICAL KNOWLEDGE & SKILLS

  • Safety practices - LOTO Confined Space PPE Hot Work PIT Fall Protection and Hoisting & Rigging
  • Calculator and Computer application work order documentation parts requisitioning
  • Measurement units techniques and application of appropriate tools including DMMs megger meters tachometers network cable testing etc.
  • Math skills to include
    • Arithmetic
    • Application of formulas such as area volume etc.
    • Conversion of measurement units
  • Ability to read and interpret mechanical and electrical schematics and make simple sketches
  • Identification and selection of proper tools focused on selection of the right tool for work assignment application
  • Selection and development of lubrication schedules including application methods and systems
  • Power transmission system and component removal and installation techniques and procedures
  • Plumbing/piping conveyance system and component removal and installation techniques and procedures
  • Precision alignment techniques for direct coupled elements including laser alignment
