Construction Manager

Key Responsibilities:

Operational Management

• Oversee end-to-end operations of swimming pool design and construction projects.
• Ensure projects are completed on time within budget and in compliance with safety code and quality standards.
• Implement and improve operational systems processes and best practices.
• Coordinate with sales team operations team contractors and suppliers to ensure POTG process is met.

Financial Management

• Develop and manage job estimates/budgets for each new contract that comes in.
• Monitor dig forecasts and financial reports for any identifiers that show a slip on projected GM s and monthly dig quotas
• Monitor KPIs cost control and profitability as reported by DOC and Admin team for any potential issues
• Approve project estimates and proposals communicate effectively any variance on POTG standard with management team and sales execs
• Ensure proper billing collections and invoice payment on time for vendors

Sales & Business Development

• Work with sales management team to acquire new residential clients and markets.
• Build and maintain relationships with clients vendors and partners.
• Monitor market trends and competitor activity through competitor bid scrubs and permit reports.

Team Leadership & HR

• Lead and mentor a team of project managers supervisors sales reps and administrative staff.
• Oversee recruitment training and performance evaluations for all of the Operations team.
• Foster a positive and productive work environment with a strong safety culture.
• Conduct any necessary on site visits with clients who may have or perceive to have issues before/during/after pool build ensuring the first line is the super second is the PM last CM

Strategic Planning

• Develop and execute long-term business strategies aligned with company goals.
• Identify opportunities for expansion diversification and growth.
• Ensure the company complies with all regulatory and licensing requirements.

Key Skills and Qualifications:

1. Construction Knowledge:
   • In-depth understanding of pool construction methods materials and techniques especially related to gunite pool construction
   • Familiarity with blueprints architectural plans and engineering specifications.
2. Project Management:
   • Strong skills in scheduling budgeting and resource management.
   • Proficiency in project management tools (e.g. Microsoft Project Procore Buildertrend) and construction management software.
3. Leadership & Team Management:
   • Ability to lead and motivate teams manage subcontractors and resolve conflicts effectively.
   • Strong communication skills to interact with clients stakeholders and workers.
4. Problem-Solving:
   • Ability to identify issues early and resolve problems effectively to keep the project on track.
5. Financial Acumen:
   • Ability to track costs manage budgets and minimize project expenses without compromising quality.
6. Safety Management:
   • Thorough understanding of construction site safety OSHA regulations and how to mitigate on-site risks.
7. Time Management:
   • Ability to prioritize tasks manage tight deadlines and adjust plans quickly when issues arise.
8. Education & Certifications:
   • Bachelor s degree in Construction Management Civil Engineering or related field (preferred) or equivalent experience.
