Role Summary:
We are hiring a Demolition & Environmental Project Manager to run a major jobsite in Seattle. This role leads day-to-day field execution and is responsible for schedule subcontractor coordination documentation safety leadership and regulatory compliance across demolition remediation and supporting site work.
Key Responsibilities
Project leadership & daily field management
- Lead daily site operations for selective and/or total demolition and environmental scopes; drive field execution from mobilization through closeout.
- Coordinate crews equipment and subcontractors; maintain look-ahead plans production goals and site logistics.
Estimating cost control & documentation
- Support estimating: takeoffs scope reviews subcontractor pricing bid leveling and proposal support.
- Track quantities productivity and job costs; maintain job records (daily reports T&M RFIs manifests/haul tickets permits inspection logs).
Scheduling & subcontractor management
- Develop and maintain project schedules including phased demolition/remediation sequencing and constraint management.
- Solicit qualify and manage subcontractors and vendors; coordinate scope schedule and site logistics.
Demolition means & methods (selective total)
- Plan and execute demolition means and methods including selective interior demo and total structural demo where applicable.
- Coordinate dust/noise controls temporary protections material handling/segregation and controlled demolition approaches.
Environmental / remediation compliance
- Coordinate remediation activities and ensure adherence to asbestos and hazardous waste protocols including handling and disposal documentation.
- Manage waste tracking (profiles manifests chain-of-custody) and coordinate transport/disposal partners as required.
Permitting municipal/agency coordination & regulatory interfaces
- Coordinate with Authorities Having Jurisdiction (AHJ) and municipal entities for permitting inspections right-of-way requirements and site logistics constraints.
- Support and track required permits/notifications (demo permits traffic control/ROW permits environmental notifications and other jurisdictional approvals as applicable).
- Coordinate compliance interfaces with stakeholders such as the Washington Department of Labor & Industries (L&I) air quality authorities and inspectors; maintain inspection-ready documentation and drive timely corrective actions.
Utilities shutdown planning & make-safe operations
- Develop and execute utility shutdown/isolation plans (power gas water sewer communications) in coordination with owners utility providers and site teams.
- Coordinate make-safe operations prior to demolition activities (disconnect verification service caps temporary services and lockout/tagout coordination where applicable).
Safety leadership
- Lead toolbox talks and safety meetings; drive pre-task planning hazard identification and corrective actions.
- Coordinate with Owners Rep engineers and stakeholders to keep the jobsite organized compliant and inspection-ready.
Qualifications
- Proven experience managing demolition projects (selective and/or total demolition) with strong knowledge of means and methods.
- Working knowledge of environmental remediation work and compliance-driven scopes including asbestos and hazardous waste protocols.
- Strong scheduling subcontractor coordination documentation and communication skills.
- Comfortable coordinating with owners representatives engineers consultants and municipal/regulatory entities.
- Valid drivers license and ability to work on-site in Seattle WA.
Preferred
- OSHA 30 (or equivalent) First Aid/CPR
- HAZWOPER (40-hr)
- Asbestos-related certifications (as applicable to your work scope)
