About Role:
Control construction materials and works spending and build a culture of long-term cost efficiency in procurement. Monitor construction markets business trends and materials availability to secure optimal commercial conditions without compromising quality compliance or delivery timelines. Develop long-term procurement strategies and assess their financial and operational impact. Organize tenders for direct construction materials. Collect and compare supplier offers conduct commercial negotiations and conclude framework and group agreements. Anticipate unfavorable market developments through data analysis and prepare mitigation and control strategies.
Responsibilities:
- Oversee day-to-day procurement of construction materials services and contractors ensuring timely and cost-effective sourcing aligned with project schedules across Slovakia.
- Build and maintain strong relationships with suppliers and subcontractors leading negotiations on pricing contractual terms scope definition and delivery conditions.
- Manage and optimize supplier performance across multiple projects including KPIs claims management risk mitigation and corrective actions.
- Develop and implement procurement strategies focused on cost savings value engineering and unit price optimization while maintaining required construction quality and technical standards.
- Collaborate closely with Design Construction Project Management Technical Logistics Controlling and Procurement teams to ensure smooth project preparation and execution.
- Perform commercial and contractual risk management for supply contracts and construction agreements proactively identifying and mitigating cost delivery and quality risks.
- Maintain a strong commercial view on cost per sqm balancing capital expenditure operating costs maintenance and long-term asset lifecycle considerations.
- Track and analyze unit pricing construction market trends and supplier costs to identify continuous cost-reduction and efficiency opportunities.
- Support sustainable and ESG-aligned procurement including the evaluation and recommendation of innovative and energy-efficient construction materials and solutions.
- Track analyze and report key procurement cost and supplier performance metrics to improve transparency efficiency and financial results.
Requirements:
- Proven experience in procurement within construction works technical procurement or related construction categories across multiple projects and sites.
- Strong negotiation and contract management skills with a demonstrated track record of securing favorable contractor terms framework agreements and unit-price structures.
- Ability to analyze project cost data market trends and supplier performance to support informed procurement and sourcing decisions.
- Experience working cross-functionally with Design Construction Project Management Technical and Controlling teams.
- Strong understanding of construction scopes materials subcontractor packages and technical trades.
- Fluency in Slovak is required; English is preferred. An additional Central European language is an advantage.
